The Planning Board recently reviewed the above mentioned
subdivision applications which were made by David Saland in
1987, for the property currently under your ownership.
On August 14, 1989, the Planning Board granted sketch
-approval to the proposed minor subdivision. Sketch plan
approval was conditioned upon submission of final maps within
six months of such approval. Since this condition was not met,
the sketch approval expired.
The proposed major subdivision was designed in conjunction
with the minor subdivision, but was not pursued by Mr. Saland.
The major subdivision file will be closed, without prejudice, at
the Planning Board's September 14, 1992 public meeting.
Accordingly, any future proposal to subdivide this property
will require a new application and application fee.

We have reviewed the above referenced subdivision and are returning a copy
herewith our comments noted thereon. Specifically note that:
A permit from this Department will be required pursuant to Section 136 of the
Highway Law for any improvements this Department deems necessary along the
County right-of-way.
Roadway improvements including; concrete curbing, 5' wide concrete sidewalk,
required roadway drainage and 6" thick asphalt pavement will be required to be
installed under a permit from this Department along the entire frontage of this
parcel on CR 48, Middle Road.
No widenings or reconstruction is presently planned for this County road within
the area of the subject site.
All access to lots 11 thru 13 shall be by way of the proposed "private road".
Covenants and restrictions should be provided to allow access to the large
parcels that abut this proposed development, by way of the shown "Right-
of-way{s)".
Should lot 11 be further subdivided in the future; no direct access to the
R.O.W. of the county road will be permitted. All access to Middle Road shall
be by way of the "private Road".

The following actions were taken by the Southo1d Town
Planning Board on August 14, 1989.
RESOLVED that the Southold Town Planning Board start the
coordination process on this unlisted action. The Board assumes
lead agency status and in that capacity has made an initial
determination of non-significance.
RESOLVED that the Southold Town Planing Board grant sketch
approval on the map dated April 25, 1989. This proposal is for 3
lots on 44.6282 acres.
Please note that the fee in the amount of $500.00 per lot
plus an inspection fee of $1,000.00 for this minor subdivision
has not been submitted. This fee must be submitted before the
Planning Board will proceed with their review.
Sketch plan approval is conditional upon submission of
final maps within six months of sketch approval, unless an
extension of time is requested by the applicant and granted by
the Planning Board.
