his business. Mr. Young brought out the fact that Island's End
Golf ~ Country Club have to have their property rights. In order
to have this property zoned business, it would have to have a
public hearing bythe Town Board. Mr. Brown would be g~n a
chance then to express his concern. Mr. Wiggins alsO stated
that he did not want the property zoned business.
Mr. Unkelbach again brought out the fact that~the application
should be signed by the'Owners of the land. Mrs. AeRoy Brown
suggested that maybe there was something in the contract Which
permitted the golf club to ask for~a change of zone without
the permission or signature of the owners.
The discussion ended and the'Chairman thanked Mr. Wiggins and
Mr. King for attending the ~meeting and giving their opinons.
The Board looked at the estimate for bond for ~Qads for Henry
Smith, Peconic Homes, as submitted by-Lawrence Tuthill. Mr. Tuthill
recommended a bond of $10,000.00.
On motion by Mr. Moisa, seconded by Mr. Young, it was
RESOLVED that approval be given to Henry, Smith's subdivision
Peconic Homes, and approval be given to the estimate for the bond
for the r~ads with a 25%~to 50% increase above estimate.
Vote of the Board: Ayes: Mr. Wickham, Mr. Moisa, Mr. Young,
Mr. unkelbach, Mr. Grebe.
The Board looked at the estimate for bond for roads for
ChristIStratakis, Sterling Homes,~ as submitted by-Lawrence
Tuthill. Mr. Tuthill recommended a bond of $6,000.00.
On motion by Mr. Moisa, seconded by Mr. Grebe, it was
RESOLVED that approval be given to Christ-.Stratakis's subdivision
Sterling Homes, and approval be given to the estimate for the bond
for the roads with a 25% to 5~ increase above estimate.

Gentlemen:
My inspection of Henry's Road, with Louis Demarest and Martin
Surer, we recommended that this road be oiled on either side, with
a width of five (5) feet, and that if this was done, the Town of
Southold, would accept this road.

In accordance with your request, I inspected the subject
project on June 24, 1971 to make observations for determining
whether the road as constructed is satisfactory for adoption by
the Town Board. The following report is submittsdi
On the east side of the turnaround there is a substantial
area of ~rass outcropping. There is a depressed soft spot about
two feet in diameter near the center of the turnaround.
Where the lots adjoinin= the road section have not been seeded,
the shoulders are approximately one foot hi=h above the road section.
A five foot wide border of bituminous cut back and sand has re-
cently been placed on both sides of the road section and inside the
circumference of the turnaround. The width of Henry's Road and of
the intersecting road towards the oas~ has been increased from 20
feet and 22 fee~ to 22 feet and 24 feet. The pipe drains appear to
be well bedded.
Conslderin~ the £aot that this road was constructed in accordance
with the 196%aSpeoifloa~lon~ the road sur£aoe shows very little e-
roslon and the road construction appears to be tn satisfactory con-
dition for approval.

Subject to the following Covenants and Restrictions:
1. That only one single family dwelling house for residential
purposes containing at least 1000 square feet of living area,
and a private garage for family use only, shall be built on
these premises. No trailer, tents or camping shall be permitted,
and no occupancy of any such dwelling house shall be permitted
until the outside and the roof shall be fully and completely
finished and painted.
2. No trade, craft, business, manufacture, industry, commerce or
profession (medical and dental professions permitted) includ-
ing hotels, boarding and rooming houses, shall be conducted on
said premises.
No nuisances nor noises of any kind unwholesome and offensive
to the neighborhood, shall be permitted to exist on said prem-
ises, nor shall any accumulation of rubbish, garbage, junk or
materials of any kind be permitted to remain on said premises.
No advertising signs, billboards or other sign devices shall
be permitted on any of said lots, excepting a developer's sign
or a "for sale" or "for rent" sign of reasonable dimensions.
No fowl, poultry, animals or livestock shall be kept on said
premises except domestic household pets.
Said premises shall be subject to electric, electric light, gas,
water, and telephone easements on the surface or below the sur-
face along the roadway or lane adjacent to said premises.
No sand, earth or sod shall be removed from the premises, or
excavation be allowed to remain open thereon, except as may
be necessary during building construction periods.
No fence shall be erected or maintained on any lot over four
feet in height. Fences shall be picket, 'ranch type or privet
only.
5. No title in and to the bed of any private road on said tract
of land bordering said premises is herein conveyed to the
grantee. The grantor retains the said title, and also the
right to dedicate and convey the said title to the Town of
Southold, or in his sole discretion, to convey said title to
an association of owners of lots of said tract.
6. The said covenants and restrictions are hereby declared to be
covenants and restrictions attached to and running with the
land, and shall expire on January 1, 1983.
No interest in any parcel marked "Reserved" is hereby conveyed.
