Dear Mr. Ward: SCTM #: 1000-45-04-6.1 As per your request, I have reviewed the drainage design for the above referenced project. My comments are as follows: 1. The test hole indicates that ground water is located at 10' below grade and brown Clay is present to a depth of 35' below grade. 2. Drainage calculations and the size of proposed leaching pools are adequate to handle the run-off generated at the site but modifications to the design will be required. First, the depth of the pools should be reduced to maintain a vertical separation between the bottom of the pools and the level of ground water. This would require the installation of two(2) Pools that are ten (10') feet in diameter x four (4) feet deep at each proposed location where eight (8') feet of depth is required. 3. Excavations for the installation of drainage pools shall be down to the existing ground water table or to an elevation of ten (10') feet below grade. (which ever is greater) Ali excavated clay material shall be removed and replaced with clean granular material The Town Engineering office should be contacted at least twenty four (24) hours prior to any excavations to coordinate inspections of the work. 4. All pools shall be installed with traffic bearing slabs as originally proposed. Cast iron frames with grates and/or solid covers shah be installed to grade. Castings shall be installed on one (1') foot high risers to provide a minimum cover over the slab. If you have any questions concerning this report, please contact my office. In consideration of the Ino tannce of Sunrise Coach to the local communlW, its, high visibility as a vital link between the North Forst and New York Clty, wldl us the dte'a location along the "gateway" to Greenport, the committee believes that this is an unfortunate selection of building style. Since this structure Is meant to house people, not busses, the committee would recommend that a more resident human-wile building be constructed, rather than the factory-like structure that has been proposed. indeed, It Is ironic that a company whose continued growth aad expansion depends on troasportlag #tracts who wish to visit the "beautiful North Fork" would choose such an Industrial, and to our minds, highly unattractive style for their corporate headquarters. However, in dealing with the building as it is presented, we recommend the Wowing changes to snake It less objectionable: "The three elevations visible from the main road should consist of the same material, whether it is all metal or all cedar sb*e. We would recommend the latter, as It is more in keeping with the traditional building materials of the . reglasf. The conutlittee recogalzes that this is a >ri0, a Costly option, but since the buMftg will stand as a pernminent "adverdsmonr for Sunrise Coach, It would stmd to reason that a more attractive building would be in the cosnpaWs (se W911,86 the commnrnity's) best los interest. (It should be noted that the William B. Coiter, Funeral home in Cumbo`ue was built using the same construction teclmislues as the proposed Sunrise,Coach building, but the funeral home chose diffow siding and ;matd3ttls, whtch lends the building a far more attractive and Integrated Iook.) 'The substitution of a fuibwidth entry porch Would be preferable to tho 'eyebrow" as proposed on the plans. The porch is a typical detail which is available from the building's manufacturer. •The committee recomme ads that the WIAdWM Olt the Bast and West elevations be double hung in order to acbf ve a continulty of appearance, as well as to offer the option of fresh air. `The storefront entry doors ars an unfortunate Choice, The caoraadttee wguid recommend elther all wood, or wood and glass down rather than metal AW glass s. *rhe Comae round no "Gpollw of landscap In tits.pities as they were submitted. Subject property is located adjacent to and west of Billy's Bistro Restaurant. Subject parcel contains a house and shed. There is no question that the parcel has undergone disturbance and several apple trees are !'ound in the backyard area. The vast majority of vegetation found on site is described as upland. These upland species include: beach, sycamore maple, spruce, bluestent grasses, pin oak, blackberry, flat topped goldenrod, fox grape, locust, ragweed, Virginia rose, raspberry and vine honeysuckle. Facultative wetland plants are limited to winterberry and red maple. Based upon the presence of these plants, it is concluded that no wetlands are present. The property lies beyond 100 feet from the large rcd maple swamp locally known as Moores Drain. Therefore, there is no need for the property owner obtain a Town Trustee Pennit nor a NYSDBC Freshwater Wetland Permit. Approximately, 300 feet west of subject properly lies a site formally used as a gas station. The site contains phragmites and Juncus effusus with the red maple swamp of Moores Drain lying it, the backdrop. site.
