WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the KCOnd part, does hereby grant and release unto the party of the second part, the hei(s
or successors and assigns of the party of the KCOnd part forever,
ALL that certain plot, piece or parcel of land, with the build inK! and imJ!.l"ovements thereon erected, situate,

New York and bounded and described as follows: :

115.51 feet northerly along said easterly line from the
northwesterly corner of land now or formerly West; said point
of beginning being also the northwesterly corner of land, now or
formerly Panagopoulos; from said point of beginning running along
said easterly line of Rocky Point Road, North 8 degrees 30 minutes
00 seconds West 110.17 feet to the center line of a 20 foot right
of way and land now or formerly Zultoski;
Thence along said center line being along said land of Zultoski,
North 71 degrees 90 minutes 30 seconds East 152.48 feet;
Thence on a line parallel to and 150.0 feet easterly from said
easterly line of Rocky Point Road South 8 degrees 30 minutes 00
seconds East 110.17 feet to said land of Panagopoulos;
Thence along said land South 71 degrees 9 minutes 30 seconds West
152.48 feet to the point of BEGINNING.
SUBJECT to a right of way 10 feet in width across the northerly
end of said premises.
THE Grantor herein being the same person as the Grantee in the
Deed recorded on October 27, 1964 in the Suffolk County Clerk's
Office in Liber 5640, cpo 481.
TOGETHER with all right, title and inta-est, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in. compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will awly
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose. .
AND the party of the first part covenants as follows: that said party of the first part is seized of ihe said
