LTJ LE v f Cu ® E-1—�}+ �L.��7'" party of the lecond part, 12 It 21 20 WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heir;l or successors and assigns of the party of the second part forever, ALL that certain plot, Orient or parcel of land, with the buildings and improvements thereon erected, situate, lying and beingfn the Town of Southold, State of New York being bounded and described as follows: BEGINNING at a point on the southerly line of Main Road North 62 degrees 51 minutes 30 seconds East 150 feet from the northeasterly corner of land of L. Latham, said point of beginning being the northwesterly corner of the premises herein described; running thence along the southerly line of Main Road North 62 degrees 51 minutes 30 seconds East 150 feet; running thence South 28 degrees 38 minutes East 259.20 feet to the southerly line of land of Ethel H. Andersen; running thence South 64 degrees 46 minutes 40 seconds West 98 feet to a point; running thence South 29 degrees 27 minutes East 39.90 feet; running thence South 46 degrees 24 minutes 50 seconds West 54.55 feet to the southeasterly corner of land now or formerly of Scott Louis Harris; running thence North 28 degrees 38 minutes West along lands of Harris 311.25 feet to a point on the southerly line of Main Road, the point or place of BEGINNING. BEING and intended to be a portion of the premises conveyed to the grantor herein and EDWARD ANDERSEN, her husband, by deed recorded in Liber 2156 cp 342. SUBJECT to Declaration of Restrictions recorded in the Office of the Clerk of the County of Suffolk on the 26th day of January 1977 in Liber 8180 at page 536. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the,same first to the ),a)ment of the cost of the improvmient before using any part of the total of the same for any other purpose., The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
