Terry; RUNNING THENCE along land now or formerly of Demarest, (1) South 35 degrees 04 minutes thirty seconds East, 181.22 feet, (2) North 66 degrees 54 minutes 30 seconds East, 89. 72 feet, (3) South 23 degrees 05 minutes 30 seconds East, 65.20 feet, and (4) North 55 degrees 43 minutes 00 seconds East, 94.92 feet; THENCE North 25 degrees 23 minutes 00 seconds West, along said last mentioned land and land now or formerly of Millyer, 228.80 feet to the southerly side of Main Road and THENCE along the southerly side of Main Road (1) South 65 degrees 00 minutes 00 seconds West, 102. 62 feet and (2) South 66 degrees 18 minutes 30 seconds West, 108. 78 feet to the point or place of Beginning. Subject to any state of facts an accurate survey might show, and to covenants, restrictions, easements, agreements, reservation, and zoning regulations of record, if any. BEING AND INTENDED to be the same premises conveyed to Robert Zimmerman and Gladys Zimmerman, his wife, by deed made by John M. Rodden dated on or about October 1, 1974 and subsequently recorded in Suffolk County Clerk's Office. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien I_aw, covenants that the party of the first part will receive the considfration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
