residing at 14 Aldershott Court,Rockville Centre, New York,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being:ilallx at East Marion, Town of Southold, County of Suffolk
and State of New York, known and designated as Plot No. 80 as shown
on a certain map entitled "Map of Marion Manor, situated at East
Marion, Town of Southold, Suffolk County, New York, surveyed Novembe.
25, 1952, by otto W. Van Tuyl and Son, Licensed Surveyors in Green-
port, New York owned and developed by Peter Blank and Son, East
Williston, Long Island, New York", and filed in the Office of the
Clerk of the County of Suffolk on March 18, 1953 as Map No. 2038,
said Plot belng more particularly bounded and described as follows:
BEGINNING at a point on the Easterly side of East Gillette Driv,
where it intersects the division line between Lots 79 and 80 as
shown on the abovementioned map.
RUNNING THENCE along the said division line North 63- 23minutes
30 seconds East 100' to land on map of Gardiners Bay Estates Map
No. 275;
THENCE along the said last mentioned land, South 260 36 minutes
30 seconds East 100' to the division line between Lots Nos. 80 and
81 as shown on the above mentioned map;
THENCE along the said division line South 630 23 mintues 30
seconds West 100' to the Easterly side of East Gillette Drive;
THENCE along the Easterly side of East Gillette Drive North
260 36 minutes 30 seconds West 100' to the point or place of
BEGINNING.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutlll1g the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the ~econd part, the' heirs or successors and assigns of
the party of the sewnd part forever.

AND the party of the first 'part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbt:red in any way whatever, ex("ept as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will rec:eive the consideration for this conveyance and will hold tht, right to recei\,t such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall bt: construed as if it read l'parties" whenever the sense of this indentpre 'So requires..
