Dear Mr. Stromski:
The Board of Town Trustees took the following action during its regular meeting held on
Wed., August 24, 2005 regarding the above matter:
WHEREAS, Robert Stromski, AlA on behalf of ANTHONY & JOANNE KROPP applied
to the Southold Town Trustees for a permit under the provisions of Chapter 97 of the
Southold Town Code, the Wetland Ordinance of the Town of Southold, application
dated July 7,2005 and,
WHEREAS, said application was referred to the Southold Town Conservation Advisory
Council for their findings and recommendations, and,
WHEREAS, a Public Hearing was held by the Town Trustees with respect to said
application on August 24, 2005, at which time all interested persons were given an
opportunity to be heard, and,
WHEREAS, the Board members have personally viewed and are familiar with the
premises in question and the surrounding area, and,
WHEREAS, the Board has considered all the testimony and documentation submitted
concerning this application, and,

WHEREAS, the structure complies with the standards set forth in Chapter 97 of the
South old Town Code,
WHEREAS, the Board has determined that the project as proposed will not affect the
health, safety and general welfare of the people of the town,
NOW THEREFORE BE IT,
RESOLVED, that the Board of Trustees approve the application of ANTHONY &
JOANNE KROPP to reconstruct the existing shed, construct first and second floor
additions to the dwelling, increase the front deck, and replace the existing sanitary
system, with the condition drywells and gutters are installed to contain the roof run-off
and a line of staked hay bales is placed down prior to construction, and all as depicted
on the site plan prepared by Robert Stromski last revised June 27,2005.
Permit to construct and complete project will expire two years from the date the permit
is signed. Fees must be paid, if applicable, and permit issued within six months of the
date of this notification.
Inspections are required at a fee of $50.00 per inspection. (See attached schedule.)

ANTHONY AND JOANNE KROPP requests a Wetland Permit to reconstruct the existing
shed, construct first and second floor additions to the dwelling, increase the front deck, and
replace the existing sanitary system. Located: 360 Riley Ave.,
The proposed action has been reviewed to Chapter 95, Waterfront Consistency Review of the
Town of South old Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the L WRP Consistency Assessment Form
submitted to this department, as well as the records available to me, it is my recommendation
that the proposed action is generally CONSISTENT with the Policy Standards and
therefore is CONSISTENT with the LWRP provided that the following standard best
management practices are implemented.
1. Require erosion and sediment controls (haybales, silt fencing) to protect the
wetland system to the south ofthe property.
2, Require water quality protection measures for areas generating runoff (gutters,
downspouts, dry wells and pervious driveways) post construction.
Pursuant to Chapter 95, the Board of Trustees shall consider this recommendation in preparing
its written determination regarding the consistency of the proposed action.

1. Existing 373 square foot shed to be reconstructed. Structure is in need of major structural
repair. Shed located in southwest corner of property. Portion of work is underway due to
safety concerns.
2. Gambrel roof of smaller sbed to be reli-amed to match gable roofs of proposed addition.

This letter is to serve as a brief description of the project's history. About two years ago Mr. Kropp
had attempted to fix up the larger of the two accessory sheds on the property. Once he began to
work on the shed he realized that the structure was is disrepair and much of the framework needed
to be reconstructed. Mr. Kropp did not realize that rebuilding the same framework for a shed
would require a building permit.
In September of 2003, he was issued a stop work order. Mr. Kropp then proceeded to me for a
building permit and received a letter of disapproval, due to the side yard setback of the existing
structure. He did not proceed with a variance application at that time and has not tried to continue
working on the shed. Mr. Kropp was granted an approval by your Board on September 25, 2003 to
replace the roof and siding on an existing outbuilding and raise the height of the existing walJs.
At the present time, Mr. Kropp and his wife are now looking to renovate their existing house as
they plan to retire and live there full time. Our intention is to revisit the site and review alJ the
proposed construction. We have enclosed the paperwork from 2003 for your review. We look
forward to meeting with you and resolving these issues.
