part will receive the consideration for this conveyance and will hold the right to receive such consideration as a

feet to the easterly boundary of the above-described premises ;
thence S . along the easterly boundary of the above-described
premises 5 feet to the point or place of beginning .
It is expressly understood and agreed that this easement is granted on
the condition that it shall not be deemed an easement running with the
land but a personal easement for the benefit of the parties of the
second part and shall expire and terminate in the event that either the
parties of the second part or Frederick W. Kiendl , Jr. and Caryl Richards
Kiendl, the owner of the premises abutting said easement on the North ,
shall sell their respective properties or in the event the said Frederick W.
Kiendl , Jr. and Caryl Richard Kiendl should require the land underlying
said easement in order to erect any additions or improvements on their
property .
The premises conveyed hereby are also bounded and described as follows :

distant 345 .65 feet southerly from the corner formed by
the intersection of the easterly side of Bay Avenue with
the southerly side of Rochelle Place ; running thence
