It is declared to be the policy of the Planning Board to consider Land Subdivision Plats as part of a plan for the orderly, efficient, and economical development of the Town. This means, among other things: that land to be subdivided shall be of such character that it can be used safely for building purposes without danger to health, or peril from fire, flood, or other menace, thilt proper pro vi sion shall be made for drainage, water supply, sewerage, and other needed improvements; that all proposed lots shall be so laid out and of such size as to be in harmony with the development pattern of the neighboring properties; that the proposed streets shall compose a convenient system conforming to the Official Map, if such exists, and shall be properly related to the proposals shown on the Comprehel}sive Town Plan as may bein existence from time to time, and shall be of such width, grade and location as to accommodate the prospective traffic, to afford adequate light and air, to facilitate fire protection and to provide access of fire-fighting equipment to build- ings; that proper provision shall be made for open spaces including parks and play- grounds; that adequate provision shall be made to conserve the natural beauty of the Town; and unusually detailed review be afforded to development plans for waterfront property. In order that land subdivisions may be made in accordance with this policy, these regulations which shall be known as, and which may be cited as, the "Town of Southold Land Subdivision Regulations" have been approved by the Town Board on , and adopted by the Planning Board on -1- --" .' Gentlemem Some COllllllents by the Planning Board on the "proposed Subdivision regulations" are as follows. 1. Add for each set of regulations . a map and road profile for the Supt. ot Highways. 2. Proposed a set of drawings and specification. for the highway.. ....1f- ication phamphlet and the subdivision regulation. covering, .. .h basins, curb inlets, drainage inletsfcreens. curbs, curb & gutter combinations, catch & setteling basins, fenCing & slopes for leaching and recharge basins etc. (supt ot hwys is working on this now) 3. Ask for clarification and simplification ot "minor subdivision" regulations- it is too complex & expensive as proposed. 4. Ask about provision for bonding for malntainance and upkeep of prhate roads, playgrounds and other recreationa areas not to be dedicated to the Town or other public agency _ OR - until they are dedIcated. S. Provide for street trees, these should be manditory in all cases and out of the bounds of the highway about tour (4) teet in from the property line so as to shade the side walk. Also should have a list of acceptable varietys that applicant .an choose from. 6. Page20, item D . last sentence - add "under no conditions it be allowed to run off into salt water". 7.
