All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying end

and State of New York. bounded and described as follows:
BEGINNING at a point on the northerly line of Aquaview Avenue 51. 12 feet
. westerly from the easterly end of said northerly line of land of Costas Stars.
formerly of Howard Clark; running thence along said northerly line of Aquaview
Avenue South 67 degrees 14 minutes West 102.24 feet to an angle in said line of
Aquaview Avenue; thence along land now or formerly of Miller, formerly of W.
Courtland Case. deceased. North 10 degrees 46 minutes West 275 feet to ordinary
high water mark of Long Island Sound; thence easterly along said ordinary high
water mark of Long I sland Sound 102 feet. more or less. the tie line of which
bears North 70 degrees 00 minutes East 101.31 feet; thence along land now or
formerly of Moeck, formerly of W. Courtland Case. deceased, on a line parallel
to the westerly' line' above described and 100 feet easterly therefrom measured
at right angles thereto. South 10 degrees 46 minutes East 270 feet to the point
or place of beginning.
BEING and intended to be the same premises conveyed by Marion Bier to
Lorne Greene and Nancy Greene. the parties hereto by deed dated July 15. 1972.
and recorded in the Suffolk County Clerk's Office on August 21. 1972 in Liber
7223 of deeds at page 576.
. Together with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises .~o the center lines thereof; Together with the appurtenances and all the estate and rights
of the party of the first part in and to said premises; To Have And To Hold the premises herein granted unto the party
of the second part, the heirs or successors and assigns of the. party of the second part forever.
And the party of the first part, in compliance with Section 13 of the Lien Law, hereby covenants that the party of the
first part will rece~ve the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word Hparty" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
