BEGINNING at a point on the westerly side of a private road known
as Bight Road which point is located on the westerly side of said
Bight Road N. 60 10' 00" West 181.74 feet from another point
located on the northerly side of Main State Road where same
intersects with the westerly side of a private road known as
Bight Road as shown on "Map of Petty's Bight at Orient, Town of
Southold, County of Suffolk and State of New York" filed in the
office of the Clerk of the County of Suffolk on January 26, 1973
as Map # 5859, and running from said point of beginning N. 860
57' 30" East 205.72 feet to land now or formerly of Moisa and
przepiora,
THENCE, North 140 14' 00" West 139.50 feet through a monument
still along lands now or formerly of Moisu and Przepiora,
THENCE, North 890 36' 10" East 23-8.87 feet along the southerly
line of lot 17, "Map of Petty's Bight",
THENCE, South O. 23' 50" East 125.95 feet to the point or place
of BEGINNING.
Grantor herein being the same person as the named grantee in
a certain deed dated June 22, 1962, and recorded in Liber 5186,
page 327 on June 25,1962.
Subject to and the benefits of a certain easement dated January
6th, 1984 between Iriving Newman and George Newman and Bertha
Okula, recorded in Liber 9518, page 216-219,on February 27 ,1984.
TOGETHER with all right, title ~nd interest, if any. of the party of the lirst part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETH ER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the: second part, the hdrs or SUl:cessors and assign~ of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, exC'ept as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and wm hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read :'parties" whene:ver the sense of this indentl-lre'So requires.
