M. BRAWNER and JEANNE M. BRAWNER, his wife, both residing at No #
Main Road, Orient, New York, hereinafter called the "Owner":
WHEREAS, the "Owner" has title to certain land situate, lyin

and being at Orient, in the Town of Southold, County of Suffolk and
State of New York, said land hereinafter being more particularly
described, and
WHEREAS, it is the "Owner's" intention that the aforesaid
lands be subdivided into a minor subdivision consisting of not more
than two residential lots;
NOW, THEREFORE, the following described land shall be
restricted as hereinafter set forth:
ALL that certain plot, piece or parcel of land, with
the buildings and improvements thereon erected, situate,
lying and being at Orient, in the Town of Southold,
County of Suffolk, and State of New York, being more
particularly bounded and described as follows:
BEGINNING at a point on the southerly line of Main
(State) Road, said point being where the southerly
line of Main (State) Road intersects the westerly
boundary line of the hereinafter described parcel
and the easterly boundary line of lands now or
formerly of Burden; running thence from said point
of beginning along the southerly line of Main (State)
Road, North 580 43' 30" East 516.44 feet;
running thence South 100 16' 20" East 430.0 feet;
running thence South 790 43' 40" West 165.95 feet;
running thence South 230 16' 20" East 66.05 feet;
running thence South 790 43' 40~ West 289.73 feet;
running thence North 170 52' 50" West 312.0 feet
to the point or place of BEGINNING.

Declarant doe. hereby warrant, covenant and represent that
C~ approval of the aforesaid deacribed land as a minor subdivision
by th~ Planning Board of the Town of Southold. no turther application
v~11 be made to the Board or to any other soard in the Town of Southold
to further aubdivide any of the lot~ ~t forth 1n said minor sub-
dlvsion into additIonal building lots.
Declarant does hereby further warrant, covenants, and
r~present that the aforedescrlbed land within the minor subdivision
cannot be subdivided into more than two (') bUIlding lots, without
prlor approval of the South,)ld Town Planning Board.
Declarant does hereby further warrant, covenant and repre&en~
that the foregoing restrictions and agreements shall bind the under-
SIgned, theIr helrs, successors and assigns, and any and all p~rson
or persona who shall B~cceed to the ownership of any of the lots
shown on the aforedescribed premises in said minor subdivision by
