WITNESSETH, that the party of the first part, in consideration of ten dollars paid by th~ party of the second
part, does hereby remise, release and quitclaim unto the party of the seco'ld part, the hell'S or successors and
assigns of the party of the second part forever,

lying and being irI-tfte.- at Rocky Point, East Marion, Town of Southold, County
of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the ordinary high water mark of the Long
Island. Sound where the same is intersected by the westerly line of
Lot 4 on a certain map entitled "Subdivision Map, Property of Marion
G. Richardson, situate at Rocky Point, East Marion, New York" made
by Otto Van Tuyl and filed in the Office of the Clerk of the County
of Suffolk on December 31, 1927 as Map No. 859, and running thence
in a general easterly direction along the ordinary high water mark
of the Long Island Sound 180 feet, more or less, to the northeasterly
corner of Lot 2 on the aforesaid map; thence in a generally southerly
direction along the easterly line of said Lot 2, South 13 degrees
30 minutes 00 seconds East 55 feet, more or less, to the foot of the
bank; thence in a generally westerly direction along the foot of the
bank as it winds roughly parallel with the high water line 170 feet,
more or less, to a point on the westerly line of Lot 4 on the afore-
said map; thence in a generally northerly direction along the westerl
side of Lot 4 on the aforesaid map, North 15 degrees 52 minutes 00
seconds West 60 feet, more or less, to the point or place of
beginning.
BEING AND INTENDED to be premises conveyed to the party of the first
part and others by deed dated July 6, 1961 and recorded at the Suffol
County Clerk's Office in Liber 5013 of Conveyances at Page 222 on
July 10, 1961.
TOGETHER with all rigbt, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof, TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section IS of the Lien Law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be apflied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment 0 the cost of the improvement hefore using any part of the total of the same for
allY other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.
