ALL that certain plot, piece or parcel of land, with the buildings an improvements thereon erected, situate,
lying and being in the Village of Orient, Town of Southold, County of Suffolk
DIST, and State of New York, bounded and described as follows :
1000 BEGINNING at a monument set at the corner formed by the intersection
of the easterly side of Village Lane with the southerly side of
SECT, Orchard Street ; running thence south 74 degrees 53 minutes 00 seconds
025,00 east along the southerly side of Orchard Street, 116,26 feet to land
now or formerly of Rackett; thence along said last mentioned land
BLOCK the following two courses and distances: (1) South 21 degrees
03,00 54 minutes 40 seconds west 56, 72 feet; (2) North 68 degrees 19
minutes 50 seconds west 115.60 feet to the easterly side of Village

the point or place of BEGINNING,
It is the intent of the party of the first part to create a 20%
undivided interest in the premises herein in the party of the second
part with the other 80% interest remaining in the party of the first
part.

The premises described herein are the same premises as was conveyed
to the party of the first part by deed dated September 7, 1982s
recorded on September 29, 1982, in Liber 9248 cp 334,

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
1101-D the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this comeyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will appy
thr same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
AND the parte of the first part covenants as follows: that said party of the first part is seized of the said
premises in fee simple, and has good right to convey the same; that the party of the second part shall quietly
enjoy the said premises: that the said premises are free from incumbrances, except as aforesaid; that the •
party of the First part will execute or procure any further necessary assurance of the title to said premises; and
that said party of the first part \sill forever \%arrant the title to said premises.
The word "party'" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
