WITNESSETH, that the party of the first part, in consideration of

BEGINNING at the corner formed by the intersection of the easterly
side of peconic Lane with the northerly side of Carroll Avenue;
RUNNING THENCE North 34 degrees 33 minutes 20 seconds West along
the said easterly side of peconic Lane, a distance of 484.38 feet
to land now or formerly of A. Combs;
RUNNING THENCE along said land of A. Combs, the following three
courses and distances;
1. North 55 degrees 26 minutes 40 seconds East 290.40 feet;
2. North 34 degrees 33 minutes 20 seconds West, 150.00 feet, and
3. South 55 degrees 26 minutes 40 seconds West, 290.40 feet to
the easterly side of peconic Lane;
RUNNING THENCE North 34 degrees 33 minutes 20 seconds West along
the said easterly side of peconic Lane, a distance of 140.00 feet
to the land now or formerly of A. Platon;
RUNNING THENCE along the said land now or formerly of A. Platon,
and along lands now or formerly of H & S Smith, Hubbard and
Degutierrez-Mahoney, North 55 degrees 26 minutes 40 seconds East,
a distance of 684.25 feet to the westerly side of Carroll Avenue;
RUNNING THENCE South 32 degrees 51 minutes 20 seconds East, along
the said westerly side of Carroll Avenue, a distance of 694.39 feet
to the northerly side of Carroll Avenue;

RUNN{NG THENCE South 48 degrees 32 minutes 40 seconds West, along
the said northerly side of Carroll Avenue, a distance of 668.50 feet
to the corner first above mentioned, at the point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed by Deed dated
June 1, 1978, and recorded in the Office of the Clerk of the County
of Suffolk on September 6, 1978, in Liber 8492 cp 146.

and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
