PARCEL A: Beginning at a concrete monument on the southeasterly side of Little
Peconic Bay Road at the northeasterly corner of Lot 234 as shown on
map entitled, "Amended Map A of Nassau Point, " filed in the Suffolk
County Clerk' s Office on 8/16/22 as Map No. 156 and running thence
south 34° 41 minutes east through Lot 233 a distance of 127.14 feet
to Lot 232; thence south 3° 33 minutes 30 seconds west along Lot 232
a distance of 86. 76 feet and passing through a concrete monument to
the ordinary high water mark of Wunneweta Pond; running thence westerly
along the ordinary highwater mark of Wunneweta Pond to a point which is
distant the following two courses and distances from the point of
beginning above described;
(1) South 210 54 minutes 20 seconds west 71. 53 feet. (2) South 15°
54 minutes east 161.0 feet; thence north 15" 54 minutes west 15 feet
to an iron pipe; the tieline course and distance from the last
mentioned concrete monument and said iron pipe being south 59" 12
minutes 40 seconds west 63.68 feet; thence continuing north 15° 54
minutes west 146. 0 feet to the southeasterly side of Little Peconic
Bay Road running thence northeasterly along the southeasterly side of
Little Peconic Bay Road on a curve bearing to the left to the monument
set at the point or place of beginning as measured by a tieline course
and distance north 21° 54 minutes 20 seconds east 71. 53 feet.
PARCEL B: All that tract, piece or parcel of land, situate, lying and being at
Nassau Point in the Town of Southold, County of Suffolk and State of
New York, bounded and described as follows :
Beginning at a point on the irregularly curved southeasterly line of
Little Peconic Bay Road, at the westerly corner of land of Holman and
the northerly corner of the premises herein described; from said
point of beginning running along said land of Holman being through Lot
234 as shown on "Amended Map A of Nassau Point," filed in the Suffolk
County Clerk 's Office on Map No. 156 , south 15° 54 minutes 00 seconds
east a distance of 161 feet more or less to ordinary highwater mark of
Wunneweta Pond; thence southwesterly along said highwater mark 44 feet
more or less; thence through Lot 235 as shown on said map on a line
I parallel to and 35. 76 feet westerly from the westerly boundary of said
land of Holman north 15° 54 minutes 00 seconds west a distance of 150
feet more or less to said southeasterly line of Little Peconic Bay Road;
thence northeasterly along said southeasterly line 52 feet more or less
to the point of beginning.
