WITNESSETH, that the party of the first part, in consideration of ten-dollars and olher valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or SuccesSOrs and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected situate,
lying and being in the Town of Southold, County of Suffolk and State of New York
beginning at a point of the southwesterly line of a certain right-of-way.
50 feet in width, 250.33 feet southeasterly along said line from the southeasterly
line of Sound View Avenue and being the easterly corner of land now or
formerly of Terp; running thence along said right-of-way S. 44 degrees
48 minutes 20 seconds East 582.42 feet to the northwesterly line of LI LCO
easement; thence along said line S. 53 degrees 41 minutes 40 seconds West 496.71
feet to land now or formerly of Manning; thence along said land two courses:
1. North 40 degrees 59 minutes 00 seconds West 402.89 feet; thence
2. North 41 degrees 21 minutes 30 seconds West 83.40 feet to said land now or
formerly of Terp; thence along said land North 42 degrees 14 minutes 10 seconds
East 460.02 feet to the point of beginning. Containing 5.831 Acres.
Together with a right of way to 50 feet in width adjoining the northeasterly
line of the premises and continuing northwesterly about 250 feet to Sound
View Avenue.
Further, notwithstanding the above description, it is the intention of this
conveyance to give title only to such property as was acquired by the
party of the first part by two separate deeds, to wit: a deed dated June,
28, 1949 from Julius Zebrozki and recorded on July II, 1949 in Liber 2968,
page 372 and a deed dated December 5, 1950 from Lidico Corporation and
recorded February 7, 1951 in Liber 3182 page 312.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premist's herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, ex("ept as aforesaid.
AND the partl': of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the ?rst part Will receive the consideration for this conveyance and wi1l hold tht~ right to receive such consid-
eratIOn as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using aoy part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre 'So requires.
