WITNESSETH, that the party of the first part, in consideration of

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs, or
successors and assigns for the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying

and State of New York, bounded and described as follows:
BEGINNING at a point on the southeasterly line of Middle Road
(County Route 48) at a point which is 550 feet, more or less,
westerly along said southeasterly line of Middle Road from the
westerly end of a curve connecting the southerly line of Middle Road
with the westerly line of Cox's Lane; from said point of beginning
running thence along land now or formerly of Albin Pietrewicz South
56 degrees 23 minutes 00 seconds East 119.11 feet to a concrete
monument and land now or formerly of Walter J. Krupski; running
thence along land last mentioned two courses, as follows: (1) South
34degrees57 minutes 30 seconds West 519.03 feet to a concrete monument;
thence (2) North 56 degrees 28 minutes 00 seconds West 34.36 feet to
a concrete monument set at the southeasterly line of Middle Road;
thence along said southeasterly line of Middle Road North 25 degrees
39 minutes 10 seconds East 523.95 feet to the point or place of
BEGINNING.
BEING AND INTENDED TO BE a portion of the premises conveyed
by John Wickham and others to Henry P. WiCkham, the party of the first
part herein, by Deed dated May 29, 1964 and recorded in the Suffolk
County Clerk's Office on June 23, 1964 in Liber 5563 of Deeds at
page 272.

OBJECTIVE OF THE APPRAISAL
AND
DEFINITION OF MARKET VALUE
The objective of this appraisal is to estimate market value
Market value as used in the report is defined as:
The highest price in terms of money which a property
should bring in a competitive and open market under all
conditions requisite to a fair sale, the buyer and seller,
each acting prudently, knowledgeably and assuming the price
is not affected by undue stimulus. Implicit in the
definition is the consummation of a sale as of a specified
date and the passing of title from seller to buyer under
conditions whereby:
1. The buyer and seller are typically motivated.
2. Both parties are well informed or well advised and
acting in what they consider their own best interest.
3. A reasonable time is allowed for exposure in the
open market.
4. Payment is made in cash or its equivalent.
5. Financing, if any, is on terms generally available
in the community at the specified date and typical
for the property type in its locale.
6. The price represents a normal consideration for
the property sold unaffected by special financing
amounts and/or terms, services, fees, costs, or
credits incurred in the transaction.

CERTIFICATION
AND
STATEMENT OF LIMITING CONDITIONS
CERTIFICATION: The appraiser certifies agrees that:
1. The appraiser has no present or contemplated future in-
terest in the property appraised; and neither the employ-
ment to make the appraised value of the property.
2. The appraiser has no personal interest in or bias with
respect to the subject matter of the apprasial report
or the participants to the sale. The "Estimate of
Market Value" in the appraisal report is not based in
whole or in part upon the race, color, or national origin
of the prospective owners or occupants of the properties
in the vicinity of the property appraised.
3. The appraiser has personally inspected the property and
has made an inspection of all comparable sales listed in
the report. To the best of the appraiser's knowledge and
belief, all statements and information in this report are
true and correct,and the appraiser has no~ ~rowiDgly
witheld any significant information.
4. All contingent and limiting conditions are contained
herein (imposed by the terms of the assignment or by the
undersigned affecting the analyses, opinions, and con-
clusions contained in the r~port).
5. All conclusions and opinions concerning the real estate
that are set forth in the appraisal report were prepared
by the Appraiser whose signature appears on the appraisal
report, unless indicted as "Review Appraiser". No change
of any item in the appraisal report shall be made by any-
one other than the Appraiser and the Appraiser shall have
no responsibility for any such unauthorized change.
CONTINGENT AND LIMITING CONDITIONS: The certification of the
Appraiser appearing in the appraisal report is the subject to
the conditions as are set forth by the Appraiser in the report.

a legal nature affecting the property appraised or the
title thereto, nor does the Appraiser render any
opinion as to the title, which is assumed to be good and
marketable. The property is appraised as though under

arrangements have been previously made.
3. The Appraiser assumes that there are no hidden or un-

Appraiser, and contained in the report, were obtained
from sources considered reliable and believed tc be true

such items furnished the Appraiser can be assumed by the
Appraiser.
5. Disclosure of the contents of the appraisal repent is
governed by the Bylaws and Regulations of the profess-
ional appraisal organization with which the Appraiser is

6. Neither all, nor any part of the content of the report or
copy thereof (including conclusions as to the property
value, the indentity of the Appraiser, professional
designations, reference to any professional apprasial
organizations, or the firm with which the Appraiser is

Salesman since 1971 and a Real Estate Broker
since 1980. He has been in the appraisal
business for market value since 1978. He is an

parcel of land, which was recently acquired by gift from Henry P. Wickham.
Since the town is now the owner of tis property, it is responsible
for the payment in full of the enclosed tax bill, together with any penalty
which may have accrued by reason of late payment. Accordingly, I would
suggest that a resolution be placed on the agenda for the next Town Board
meeting authorizing the payment of this tax bill.
As you know, property owned by the Town for Town purposes is
exempt from taxes and accordingly, this should be the last tax bill with respect
to this property.

I reside at 725 Bennett's Pond Lane, Mattituck, N.Y., and am a
duly licensed real estate broker holding New York State License
#752351 expiring October 31, 1987. My office is at 12700 Rte 25,
Mattituck, N.Y., and I do business as Silkworth.
For many years I and other licensed brokers at the Silkworth
office have acted as real estate appraisers in estate settlements;
in local, state and federal condemnation proceedings; for banks
in connection with mortgage loans; and for individuals and
attorneys for purchase and sale purposes. I am thoroughly familiar
with all types of property in the Town of Southold.
I have been requested by Henry P. Wickham, 100 Wolver Hollow
Road, Glen Head, New York, to appraise the above captioned
propertyand determine a fair market value as of October 14, 1986.
Pursuant to said request an inspection was made October 14, 1986.
Subject property is a wooded, level, parcel located on the
south side of Route 48 (also known as "Middle Road" or "North
Road"). It is approximately 600' West of the intersection of
Cox Lane and Route 48. It is bounded North approximately 525' by
Route 48, East approximately 115' by lands of Pietrewicz, South
approximately 519' by lands of Krupski, West approximately 45'
by lands of Krupski.
The parcels of land to the East, South and West of the subject
parcel are all cleared parcels presently being used as farmland.
The subject parcel and neighboring parcels are in one family
residential/agricultural zoning.
Subject parcel is of an irregular configuration with an
excess of frontage in relation to its depth. Also, the subject
parcel is smaller than the present Town of Southold subdivision
zoning requirements. However, I am told, the subject parcel has
been a separate parcel in single and separate ownership for about
40 years, which predates any Southold Township zoning. Variances
would have to be obtained in order to get a building permit, but
it is this appraiser's opinion that the Town of Southold would
have to grant them. Since, at present, there are no homes in
close proximity, Suffolk County Board of Health requirements for
well and cesspool placements should be easy to meet.

Economically, several factors affect the value of the sub-
ject property. First, the Southold Town Dump is very near the
subject property. The aroma and blowing refuse, from the Dump,
make this lot less desirable than similar lots in the Cutchogue
area. Also, the homes nearby are quite small, in general, and
some have not been maintained very well. Improved values would
be in the $40,000. to $70,000. range in the immediate neighborhood
The above factors have been taken into account in arriving at
the appraisal value of the subject property.
The 1985/86 assessed valuation by the Town of Southold
is $1300. The 1985/86 taxes are about $439.81.
In my opinion, a determination of fair market value as of
October 14, 1986, indicates $30,000.
This appraisal is made by me as a real estate broker having
no interest in the subject property except to determine a fair
market value as of October 14, 1986.
