The Town of Southold covenants and agrees to provide access to the grantor for ingress and egress northerly to Traveler Street over the Northerly 27.11 feet of the westerly line of the land of the grantor, as such line will be after this grant is made, at such time as the Town of Southold obtains title to that strip of land running northerly to Traveler Street. The parties hereto agree that no fencing over 3 feet in height, whether natural or man-made, shall exist on the common property line of the land of the grantor and the land of the grantee, which said line extends for a distance of 214 feet.
