of New York, having an office at 16 South Street, Greenport, New York,
party of the second part,

part, does hereby remise, release and qui ' unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements tbereon erected, situate,
lying and being ill:Xbe at Cutchogue, in the Town of Southo1d, County of Suffolk and
State of New York, more particularly bounded and described as follows:

BEGINNING at the intersection of the northwesterly line of the Main Road with
the northeasterly line of Griffing Street, said point of beginning being the southerly
corner of land of the party of the first part; from said point of beginning running
along said northeasterly line of Griffing Street, two courses:
(1) North 51 degrees 14 minutes 00 seconds West 118.0 feet; thence
(2) North 49 degrees 22 minutes 50 seconds West 21.76 feet to the northeasterly
edge of the sidewalk; thence along' said northeasterly edge, South 50 degrees
59 minutes 00 seconds East 139,71 feet to said northwesterly line of the Main Road;
thence along said northwesterly line, South 38 degrees 19 minutes 40 seconds West
O. 08 feet to the point of beginning.
TOGETHER with the right and easement of the part yes of the second part to
enter upon the premises of the party of the first part adjacent to the premises
herein conveyed for the purpose of making repairs, maintenance and improvements
to the sidewalk running along the easterly boundary of Griffing Street.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above; described premises to the center ~es thereof; 1'OGET)':IER with the appurtenances
and all the estate and nghts of the party of the first part In and to said prenuses; TO HAVE-AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever. .

AND the party of the first part, in oompliance with Section 13 of the Lien Law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the 'same first to the payment of the cost of the improvement before using any part of the total of the 5ll!Pe for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires,
