WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable condderation
paid by the party of the second part, does hereby grant and release unto the party of the second part the heirs
or successors and assigns of the party of the second part forever, '

as follows: ALL that portion of Westwood Lane extending northerly
from its intersection with Inlet Pond Road to Sound Drive and all of
Sound Drive, all as shown on Map of Eastern Shores at Greenport,
Section II, filed in the office of the Clerk of the County of Suffolk
on August 10, 1965 as Map #4426; and ALL roads as shown on a certain
map entitled "Map of Eastern Shores at Greenport, Section IV", filed
in the office of the Clerk of the County of Suffolk on March 7, 1966,
as Map #4586, including the turn around area approximately 100 feet
square at the westerly terminus of Sound Drive as shown on said map
which said turn around area is more particularly bounded and described
as follows: BEGINNING at a point on the easterly line of Sound Drive
as shown on said map, located north 50 10' 20" East 50.69 feet from
the boundary line between land of H.J.S. Land and Development Corp. on
the north and land of F. H. S. Land and Development Corp. on tt.e south,
from said point of beginning running thence south 800 00' West 103.61
feet; running thence north 50 10' 20" East 103.61 feet to the,
southerly line of Lot 105 as shown on said map; running thence north
800 00' East along the said southerly line of the said Lot 1('5 and
across Sound Drive to the easterly line thereof, and land of Morris,
a distance of 103.61 feet; running thence south 50 10' 20" we,st
along the said easterly line of Sound Drive and said land of Morris,
103.61 feet to the point of BEGINNING.
This conveyance is made in the regular course of business of H.J.S.
Land & Development Corp. and was authorized at a meeting of t;he
Board of Directors of said corporation duly noticed and called for
this purpose.
TOGETHER with all right, t~t1e and interest, if any, of the party of the first part in and to any streets and
roads abuttmg the above descrIbed premIses to the center hnes thereof; TOGETHER with the appu :tenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the part~ of the first part covenants that ~he party of the first part has not done or suffered anything
whereby the said premises have been encumbered In any way whatever, except as aforesaid.
AND the part~ of th~ first part, !n co~pliance ,,:ith Section 13 of the Lien Law, ,covenants t~atlhe party of
the ~rst part WIll receIve the consideratIOn for thIS conveyance and WIll hold the nght to receive sucl1 consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word Hparty" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
