Located on the n/s/o Naugles Road, approximately 1,600' east of Luthers Road, in
Mattituck

Dear Mr. Cuddy:
The Southold Town Planning Board, at a meeting held on Monday, June 13, 2005,
adopted the following resolutions:
WHEREAS, this proposal is for a lot line change which will transfer 8,222 sq. ft. from
Parcel 2 (SCTM#1000-99-4-9) and merge it with Parcel 1 (SCTM#1000-99-4-17) and
Parcel 3 (SCTM#1000-99-4-27) where, following the transfer, Parcel 1 (SCTM#s1000-
99-4-17 & 27) will equal 37,742 sq. ft, and Parcel 2 will equal 138,037 sq. ft.; and
WHEREAS, the Southold Town Planning Board received an application for the lot line
change on May 20, 2005 and reviewed said application at their Work Session on June
6, 2005; be it therefore
RESOLVED, that the Southold Town Planning Board, acting under the State
Environmental Quality Review Act pursuant to 6 NYCRR Part 617, Section 617.7, do an
uncoordinated review of this Unlisted Action. The Planning Board establishes itself as
lead agency, and as lead agency, makes a determination of non-significance and grants
a Negative Declaration; and be it further
RESOLVED, that the Southold Town Planning Board finds that because this proposed
lot line change will result in the conveyance of a 3.169-acre parcel to the New York
State Department of Environmental Conservation and does not result in the creation of
any additional building lots, the public hearing requirement for this project is hereby
waived; and be it further

RESOLVED, that the Southold Town Planning Board grant final approval on the surveys
prepared by Joseph Ingegno, L.S., dated February 18, 2005, and authorize the
Chairperson to endorse the final surveys.
This approval requires the filing of new deeds with the Office of the Suffolk County Clerk
pertaining to the lot line change and, upon filing, submission of a copy to this office.
Enclosed please find a copy of the Negative Declaration and the endorsed map for your
records.

The owners of the tax lotll9 (the Petersen Estate) propose to convey part

27. The part to be conveyed is presently right of way used by Sessa, which right
of way is approximately 30 ft. in width by 230 ft. in length and runs from the
Sessa parcel on Naugles Dr. to a small lot owned by Sessa fronting on Mattituck
Creek (tax lot#27) . Petersen owns the underlying fee title to the right of way
parcel.
This re--subdivision is part of the New York DEC's plan to acquire the remainder
of the Petersen parcel for public use. The DEC acquisition is dependent upon
the acquisition of the Petersen parcel by Sessa and Sessa's concurrent release
of certain rights of way over the Petersen parcel.
