YOUNG, residing at (no #) Main Road, Laurel, NY 11948, hereinafter referred to as the "Declarant"; WHEREAS, the Declarant is the owner in fee simple of Main Road (N.Y.S. Route 25), County of Suffolk, New York, deed dated December 7, 1940, a certain parcel of land situate on the north side of Laurel, Town of Southold, being the premises described in recorded in the Suffolk County Clerk's Office in Liber 2150 at page 305, a metes and bounds description of which is shown on Schedule A attached hereto and made a part hereof, hereinafter referred to as the "premises". Dear Mr. Orlowski: The Suffolk County Planning Commission at its regular meeting on April 2, 1986, reviewed the proposed subdivision plat, entitled, "Minor Subdivision - Cecil T. Young", referred to it pursuant to Section 1333 of the Suffolk County Charter. After due study and deliberation it resolved to approve said map subject to the following ten conditions deemed necessary to help preserve the traffic safety and carrying capacity of Main Road, a state road, and to help preserve the natural and aesthetic attributes of the shoreline of Laurel Lake and the freshwater wetlands adjacent thereto. No lot shall be subdivided or its lot lines changed in any manner at any future date unless authorized by the Town of Southold Planning Board. Since this tract has the potential to be further subdivided, any subdivision of any part of this tract in the future shall have a map of the subdivision filed in the office of the County Clerk. All new or reconstructed driveways on Main Road shall make an angle of at least 70° and preferably 90° with the Main road. The Comission also offers the following coments on the map for your use and consideration: It is suggested that before approval is granted to this subdivision that the subdivider be required to submit this proposal to the Suffolk County Department of Health Services for review to insure that the proposed subdivision will meet the requirements and standards of that agency. It has been noted that the freshwater wetlands within the parcel are not indicated on the map. It would be helpful in our review if the proposed subdivision map would be complete in the information about the subdivision. Conditional approval of this subdivision does not in any way imply approval of the layout of any future subdivision of this tract that may presently be under consideration. The map of this minor subdivision should be filed in the office of the County Clerk. This is to insure the validity of the subdivision map and that the subdivision map will be available to the general public in a central office of official records.
