RESOLVED that the Southold Town Planning Board approve the

It was noted that this plan has been certified by the
Building Department.

The applicant is currently storing and displaying truck cabs in the area designed
on the approved site plan for customer parking. This proposed storage building
will permit'indoor storage and display of the cabs. The Planning Board supports
the construction of the proposed building in order that the outstanding violation
of the site plan can be eliminated.
However, the Planning Board is not in favor of a variance to increase the
proposed building's width from 60' to 80'. The intention of the code change was
to break up large buildings into smaller (60') to improve the appearance and
vista from the road. In addition, the building should be 100' back from the front
property line and the front yard landscaped area should be 25'.
The Planning Board is currently reviewing a site plan for the adjoining property
to the west. That site plan provides for three storage buildings, each within the
60' required by law.

Dear Mr. Orlowski:
This letter requests, as you suggested, a revision to
the drainage requirement for the Tidy Car addition. This
new structure adds 1500 sq. ft. of building and 2000 sq.
ft. of blacktop. Existing pools provide 800 C.F. Our
particular soil is coarse sand and gravel providing
excellent leaching.
The 6"/24 hour rainfall used in the calculations is,
as I understand, a state highway requirement. Our first
estimate to satisfy this requirement is $13,500.
Installation of the six pools 10 feet in diameter and 16
feet deep would require two pits each 50 feet long and 20
feet wide. This would take up existing blacktop or remove
trees - possibly both. An awesome installation for a small
addition.
It is my understanding that some site plans have been
accepted using a 2"/24 hour basis for calculation. If the
site plan we submitted for approval was incorrect in
specifying the 611/24 hour, we respectfully request
permission to use a lower rate.

SUBJECT: Proposed additions to Tidy Car Site Plan
LOCATION: S/w/c County Road 48 and Youngs Ave., Southold
SCTM# 1000-55-5-2.2
LOT AREA: 1.49 acres (65,182 sq. ft.)
ZONE: B-1, General Business
PROPOSAL: To add two separate additions to an existing structure that
includes an office area and two bays for cleaning cars. A
sales area of 540 square feet is to be added to the north
side of the structure. The second floor of this addition
will be finished sometime in the future for use as either
an office or storage. The second floor area incorporates
approximately 316 sq. ft. of usable floor space (not
including staircase opening). No parking has been set
aside for this space at this time.
Two installation bays will be added to the rear or westerly
side of the existing building.
Six additional parking spaces are being added to accomodate
the additional 540 sq. ft. of sales area.
Plan has been certified by the Building Department as being
in compliance with the Zoning Ordinance.
RECOMMENDATION: The proposed site plan should be approved, with the
following conditions:
1. Handicapped parking shall be clearly marked on site
with signs and blue striping as per New York State law.
2. The curb cut on County Road 48 shall be marked
so as to prevent vehicular access to County Road
48 from the site.
3. Subject to any changes in the drainage that may
be requested by the Town Engineer.

The Plannimg Board reviewed the amended site plan which you
submitted on August 24, 1987 for the above mentioned proposal, pursuant
to our correspondence to you of June 30th.
A T-shaped back-up area should be included in front of the new
installation bays'in order to facilitate access to and from them. The
plan should be revised.to indicate this. Would you, also, have
Mr. VanTuyl prepare a revised site plan at a scale of 1" = 20'.
Also, a copy of the floor and elevation plans for the addition should
be included.
Our next meeting is set for September 14, 1987 and a submission,
as per the above, made by September 11th could be scheduled for that
meeting.

The Planner and Planning Board have reviewed the above
mentioned site plan application, and note that the site plan
is incomplete
Will you please amend the site plan to include the following
site plan elements:
1. Existing contours at intervals of five or less, referred
to a datum satisfactory to the Board.
2. Location of uses and outlines of structures, drawn
to scale.
3. Locations, dimensions, grades and flow direction of
existing sewers, culverts and waterlines as well as other
underground and above ground utilities within and adjacent
tothe property.
4. Other existing development, including fences, landscaping
and screening.
5. The location and design of all uses not requiring
structures such as off street parking and loading areas.
6. Building elevations.
7. Square footage per use in order to calculate parking
requirements.
