RUNNING THENCE South 80 degrees 52' 30" West along the land now or formerly of John and Isabel
Barry, 115.40 feet;
RUNNING THENCE North 12 degrees 45' 00" West 70.00 feet;
RUNNING THENCE North 80 degrees 52' 00" East, along the land now or formerly of Richard and Dolores
Prieto, 101.20 feet to the westerly side of Minnehaha Boulevard;
RUNNING THENCE along the westerly side of Minnehaha Boulevard, the following two (2) courses and distances
(1) South 12 degrees 30' 00" East, 5.58 feet; and
(2) South 25 degrees 00" East, 66.89 feet to the point or place of BEGINNING.
Together with all the right, title and interest of the party of the first part in and to any land lying within the
bed of Minnehaha Boulevard, adjacent to said premises to the center line thereof.
Together with and subject to the right to use of the roadways within "Laughing Water" and to the beach
or strand of Hog Neck Bay jointly with other owners of premises at "Laughing Water".
Together with a right to use, in common with others, of the playground, beaches, Muskoday Bridge and
the Marina, together with access thereto, subject, however, to the rules and charges of the Laughing Water
Property Owners Association.
Being the same premises deeded to grantor by Frank Palombella by deed dated October 29, 1985 and
recorded November 20, 1985 in the office of the Clerk in Liber 99/~, Cp 3.$7 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any s~'eets and roads
abutting the above desefibed premises to the center lines thereof;. TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lie~ Law, covenants that the party oftbe first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized of the said premises in
fee simple, and has good fight to convey the same; that the party of the second part shall quietly enjoy the said
premises; that the said premises are free from incumbrances, except as aforesaid; that the party of the first part will
execute or procure any further ~ecessary assurance of the title to said premises; and that said party of the first part
