ALL that certain, plot, piece or parcel of land, situate, lying and being in the Town of
Southold, County of Suffolk and State of New York, and more particularly bounded and described as
follows:
BEGINNING at a point on the Northerly side of Pine Neck Road distant 786 feet more or less
easterly from the comer formed by the intersection of the northerly side of Pine Neck Road with the
easterly side of Oaklawn Avenue, said beginning point also being at the southeasterly comer of lands
now or formerly of Philip Reinhardt and being the southwesterly corner of the premises described;
Running Thence along lands now or formerly of said Philip Reinhardt the following three
courses (3):
1. North 6 degrees 00 minutes 20 seconds east 220 feet to a monument;
2. South 83 degrees 59 minutes 40 seconds east 40 feet to a monument;
. . 3. North 6 degrees 00 minutes 20 seconds east 222.00 feet, more or less, to the ordinary
high water line of Jockey Creek;
Running thence in a general easterly direction along the ordinary high water line of Jockey
Creek along a tie line bearing of South 79 degrees 30 minutes 40 seconds east 13.94 feet to land now
or formerly of Wells;
Thence south 6 degrees 03 minutes 40 seconds east 225.90 feet;
Thence south 8 degrees 12 minutes 10 seconds east 199.15 feet to the northerly side of Pine
Neck Road;
Thence south 81 degrees 40 minutes west along the northerly line of Pine Neck Road 3.50 feet
to a monument;
Thence south 85 degree 55 minutes 20 seconds west still along the northerly side of Pine Neck
Road 148.91 feet to land now or formerly of Reinhardt and the point or place of BEGINNING;
Together with a 20 foot wide right of way in common with other users, for the purpose of
ingress and egress to and from Pine Neck Road and to Jockey Creek, and the northeasterly comer of
premises hereinabove described and runs easterly to the southwesterly comer of lands of Rowland H.
Timm, and continuing along the southerly line of said lands of Timm 64.47 feet and which right of way
further continues from the said southwesterly comer of lands of said Timm in a northerly direction
along the westerly line of the lands of said Timm to Jockey Creek and which right of way further
continues from said southwesterly corner of lands of Timm in a southerly direction to Pine Neck Road
a distance of 195.08.
