Please review these drawings and call me if you have any questions or concerns. I have summarized the extent of the project below. The proposed interior renovations will include the following: 1. Relocate the existing Tasting Room into an existing storage area. 2. Anew stair to the existing mezzanine. 3. New toilet rooms in the existing maintenance area. 4. Convert the existing Tasting Room into an office area. 5 . New interior finishes in area of new Tasting Room and Mezzanine. 6. New basement and Mechanical Room. 7. New plumbing, electric and HVAC systems. The exterior renovations will include the following: 1. New wood entry doors, sidelites and transom window centered on the existing Cupola. 2. Extend the existing roof over the new entry with a slight curve at the fascia. line. This roof will be bracketed at the face of the building and will extend approximately 6 feet. 3. Remove existing bay window and provide new windows at new office area and tasting room. 4. Provide new windows on gable ends. 5. Replace the existing asphalt roof with new cedar shingles. 6. Replace the existing beaded board siding with new cedar shingles. The existing winery falls under the jurisdiction of the Town of Southold Landmarks Commission. The preliminary design of the facade improvements were submitted to them for an initial review. At their meeting last night they approved the proposed renovations. I will be receiving a letter from them next week and I will forward it to your office. The horizontal curve on Route 25, just west of the proposed driveway, severely limits sight distance at this location. Eastbound vehicles on Route 25 would have insufficient time to react to a vehicle stopped in the travel lane waiting to tum left into the proposed entrance. Since the existing driveway is at the east end of the site, more sight distance will be available. The lack of full. shoulder width in this area also contribute to a potentially dangerous situation. In addition, sound traffic engineering practices attempt to limit conflict points along arterial highways such as Route 25. Since this parcel already has an approved curb cut under the above referenced permit, and in consideration of the aforementioned field conditions, it has been determined that an additional curb cut for this site is not appropriate. The following is a written response to each item requested in Garrett Strang's letter dated June 24, 1996 (see attached). 1. The type of building construction and location of the firewall is shown on the Floor Plan. 2. A sample of the roofing, including the color is shown on the Sample Board. 3. A sample of the trim and siding color is shown on the Sample Board. 4. The type of heating/cooling equipment and location of exterior equipment is indicated on the Legend and on the Floor Plan. 5. Roof -mounted mechanical equipment will not be used. 6. The heating/cooling system will be a direct vent system. The vent for this system will be vented at the roof in the rear of the building. The exact location has not been determined at this time but it will not to seen from the front of the building. 7. The future roof structure over the proposed concrete pad has been deleted from the elevations and the floor plan. 8. The existing business sign will be relocated to the new entry. A photograph of the existing sign is enclosed. A drawing for the entry and exit signs is shown on the elevations. There will not be any building mounted signs.
