THIS INDENTURE, made May 8, 2001, among HOWARD SHAPiRO, having an address at
14 Lord Joe's Landing, Northport, NY 11768 ("Grantor"), a~d WILLIAM P. KENNEY and his wife PATRICIA
KENNEY, each having an address at 135 Shorham Road, Massapequa, NY 11758 (collectively hereinafter
referred to as "Grantees").
WITNESSETH, that Grantor, in consideration ofTen Dollars and other valuable consideration,
the receipt and sufficiency of which hereby are acknowledged, does hereby grant and release unto Grantees, as
tenants by the entirety, and their heirs, executors, administrators, successors ,and assigns forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Town of Soutbold, the County of Suffolk,
and the State of New York, being more particularly described in Schedule A attached
hereto and made a part hereof,
TOGETHER with all right, title and interest, if any, of Grantor in and to any streets and
roads abutting said premises to the center lines thereof,
TOGETHER with the appurtenances and all tile estate and rights of Grautor in and to
said premises,
Said premises is known as street number 15 Anchor Lane, Soutbold, NY,
Being the same premises conveyed to Grantor by deed frolll George L. Koch dated
September 18, 1984 and recorded in the office of the Suffolk County Clerk in Liber 9656
page 43.
TO HAVE AND TO HOLD the premises herein granted unto Grantees, as tenants by
the entirety, and their heirs, executors, administrators, successors and assigns forever.
Grantor is the owner of said premises. Said premises is not located m an agricultural
district.
Grantor covenants that Grantor bag not done or suffered anything whereby said premises
have been encumbered in any way whatever, except as set forth herein.
Grantor, in compliance with Section 13 of the Lien Law, covenants that he will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement before using any part of the total
of the same for any other purpose.
IN WITNESS WHEREOF, Grantor has duly executed this deed on the date first above
written.
