THIS INDENTURE, made the 29t~ day of January, Two Thousand One
ALFRED GESZCZYNSKI, residing at 10305 Soundview Avenue, Southold, New York 11971,
party of the first part, and
JOAN GEORGIADES, residing at 11 Eric Lane, New Hyde Park, New York 11040
party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in Southold, Town of Southold, Suffolk County, New York,
more particularly described as follows:
BEGINNING at a point on the northwesterly line of Sound View Avenue at the easterly comer
of the premises herein described and at the intersection of said northwesterly line of Sound
View Avenue and the southwesterly line of Dogwood lane;
RUNNING THENCE along said northwesterly line of Sound View Avenue South 27 degrees
12 minutes 10 seconds West 80.14 feet;
THENCE along land conveyed or about to be conveyed to Vincent A. Hockberg, North 42
degrees 19 minutes 20 seconds West, record description (42 degrees 10 minutes 20 inches west
actual) 133.56 feet;
THENCE along land of Lester E. Hansen, North 27 degrees 12 minutes 10 seconds East 26.72
feet;
THENCE on a line at right angles to said southwesterly line of Dogwood Lane North 47
degrees 49 minutes 40 seconds East 50.00 feet to the southwesterly line of Dogwood Lane;
THENCE along said southwesterly line of Dogwood Lane South 42 degrees 10 minutes 20
seconds East 114.74 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed from Lidia O. Norris, dated November 20, 1971, and recorded November 26, 1971, in
the Office of the Suffolk County Clerk in Liber 7055, Page 38.
TOGETHER with all fight, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof, TOGETHER
with the appurtenances and ail the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein grhnted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the fight to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
