party of the first part to a point, which point is 60 feet distant from the
easterly side of Youngs Avenue; thence running in a southerly direction through
the property of the party of the first part and parallel to the easterly side of
Youngs Avenue to a point formed by the intersection of the said line with the
southerly boundary line of the property of the first part; thence in a westerly
direction along the southerly boundary line of the property of the party of the
first part to the easterly side of Yohngs Avenue; thence is a general northerly
direction along the easterly side of Youngs Avenue to the point or place of

BEING AND INTENDED TO BE the same premises conveyed by deed dated April 28,
2000 and recorded in the Office of the Clerk of Suffolk County on May 26, 2000 in

RESERVING, however, to the party of the first part the exclusive possession
and the use and enjoyment of the rents, issues, and profits of the above-described
premises for and during the natural lifetime of the party of the first part, with

sewer charges, insurance charges and taxes relating to said premises.
TOGETHER with all right, lille and inleresl, if any, of the party of the firsl part, in and to any slreels and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the

granted unto the party of the second part. the heirs or sllccessors and assigns of the party of the second part forever.
AND the party of the first pari covenants thaI the party or the first part has not done or suffered anything whereby
the said premiscs have been cncumbered ill any way whatcver. except as aforesaid.
AND the party of the first part. in compliance with Section I J of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to reccive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost or the improvemcnt and will apply
