Southold, County of Suffolk and State of New York, being known as part of lots 24 and 25 as shown
of"Diagram of Lot belonging to 3ane A. Cochran, 3.W. Case Surveyor" and filed in the Office of the
Clerk of the County of Suffolk on 10/18/70 as map no. 399, said parts of lots when taken together
being bounded and describes as follows:
BEG[NNTNG at the corner formed by the intersection of the westerly side of Locust Avenue and the
northerly side of Korn Road (50 foot right of way); THENCE from said point of beginning, along the
northerly side of Korn Road, South 73 degrees 11 minutes 00 seconds West, 105.96 feet to a point;
THENCE North 17 degrees 10 minutes 10 seconds West, thru lots 24 and 25 on aforementioned
map, 99.78 feet to the division line between lots 25 and 26 on said map;
THENCE along said division line, North 7 degrees 21 minutes 50 seconds East, 96.9:[ feet to the
westerly side of Locust Avenue;
THENCE along the westerly side of Locust Avenue, South 22 degrees 21 minutes 20 seconds East,
100.00, to the point or place of BEGINNING.
Being and intended to be the same premises conveyed to the pa~y of the first part by deed dated
March 26, 1987, recorded April 3, 1987 in Liber 10286 page 317 in the Suffolk County Clerk's Office.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
p~emises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
wh. ereby the said premises have beeq~encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
