paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected, situate, lying
and being in the

follows:
IlEGINNfNG at a point on the northerly side of Main Road (State Route 25) distant easterly 285.67 feet from
the comer formed by the intersection of the easterly side of Railroad Avenue and the northerly side of Main
Road.;
RUNNING THENCE along land of Boyd North 17 degrees 20 minutes 00 seconds West 200.00 feet to land
of Colonial Village at Southold Inc.;
THENCE along said land North 72 degrees 20 minutes 50 seconds East 100.00 feet to land ofVon Holte;
THENCE along said land South 17 degrees 22 minutes 00 seconds East 200.00 feet to the northerly side of
Main Road;
THENCE along the northerly side of Main Road the following two courses and distances:
I) South 72 degrees 30 minutes 00 seconds West 68.45 feet;1
2) South 72 degrees 00 minutes West 31.55 feet to the point or place of
BEGINNING.
BEING the same premises described in the deed to the parties of the first part herein by deed to the grantor in
LIBER 11735 PAGE 611.
The grantors herein being the same person(s) as the named grantees in a certain deed in LIBER I 1735 PAGE
611 in the Office of the Clerk in the County of Suffolk.
T~GETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the ftrst part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
ftrst l? the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.'
The wqrd "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
