WITNESSETH, that whereas letters testamentary were issued to the party of the first part by the Surrogate's
Court, Suffolk County, New York, on January 26, 2001 and by virtue
of the power and authority given in and by said last will and testament, and/or by Article I 1 of the Estates, Powers
and Trusts Law, and in consideration of $289,900.00

paid by the party of the second part, does hereby grant and
release unto the party of the second part, the distributees or successors and assigns of the party of the second part
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereen erected, situate, lying
and being in the Town of Southold, County of Suffolk and State of New York, known and
designated as Lot No. 25 as shown on a certain map entitled "Map of Harbor Lights Estates Section
One" Bayview, Town of Southold, Suffolk County, New York, made by Otto W. Van Tuyl & Son,
Licensed Land surveyors, Greenport, New York, and filed in the Office of the Clerk of the County of
~uffolk on June 8, 1965 as Map No. 4362.
TOGETHER with an easement over the streets,as shown on the filed map herein, to the nearest public
highway, but excepting and reserving the fee to the said streets, the title to which is not hereby
conveyed.
TOGETHER with the use, in common with others, of the beach area and parking adjacent thereto; said
beach area having a depth of approximately 50 feet from the average high water mark on Peconic Bay,
and having a length of 900 feet or more or less measured along the ordinary high water mark, and said
parking area having a frontage on the northerly side of Harbor Lights Drive of approximately 150 feet,
running westerly along said street from Lot #7, and having a depth of not less than 150 feet northerly of
Harbor Lights Drive. The parking area shall be immediately adjacent and contiguous to the beach area
herein referred to.
BEING AND INTENDED to be the same premises conveyed to Francis J. Dellamano and Lecia C.
Dellamano, his wife by deed made by Frederick Reese and Harold Reese and recorded April 19, 1972,
in LIBER 7143 cp 450.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all
the estate therein, which the party of the first part has or has power to convey or dispose of, whether individually, or
by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
Subject to the trust fund provisions of section thirteen of the Lien'Law.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
