ALL that certain plot, piece or parcel of land with the buildings and improvements
thereon erected, situate, lying and being in the Town of Southold, County of Suffolk, and
State of New York, known and designated as Lot 91 on a certain map entitled "Map of
Cedar Beach Park" and filed in the Office of the Clerk of the County of Suffolk on
December 20, 1927 as Map No. 90 being more particularly bounded and described as
follows:
BEGINNING at a point formed by the intersection of the Southerly side of Cedar Point
Drive East and the Easterly side of Inlet Way.
RUNNING THENCE north 66 degrees 10 minutes 20 seconds East along the Southerly
side of Cedar Point Drive East, 144.12 feet;
THENCE North 82 degrees 40 minutes 20 seconds East continuing along the Southerly
side of Cedar Point Drive East 18.0 feet to the Northerly end of Fairhaven Inlet;
THENCE in a general Southerly direction, along the ordinary high water mark of
Fairhaven Inlet, 275 more or less feet to the Easterly side of Inlet Way;
THENCE North 41 degrees 05 minutes 40 seconds West along the Easterly side of Inlet
Way 135 more or less feet; :
THENCE North 39 degrees 18 minutes 30 seconds West continuing along the Easterly
