the party of the secoud part, does hereby grant aud release unto the party of the second part, the heirs or successors aod
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of laud, with the buildings aud improvements thereon erected, situate, lying and
beiug in theTown of Southold, County of Suffolk and State of New York, known and designated as Lot 16 and
part of Lot 15 on a certain Map entitled, "Map of Property of Blanche T. Dickinson, Peconic, Long Island,
New York, surveyed by Daniel R. Young, P.E. and LS.", and filed in the Office of the Clerk of the County
of Suffolk on June 6, 1926, as Map Number 860, which said Lot and part of Lot, when taken together, are
more particularly bounded and described as follows:
BEGINNING at a point on the easterly side of Mill Lane (Road) which said point is where the division line
between the premises herein described and land now or formerly of Barbara Fitz intersects the easterly side
of Mill Lane;
THENCE South 28 degrees 00 minutes east, along the easterly side of Mill Lane, 110.90 feet;
THENCE North '62 degrees 48 minutes 00 seconds East, 120.37 feet to the ordinary high water mark of
Goldsmith's lnlet;
THENCE along said high water mark the following (2) courses and distances:
1) North 17 degrees 52 minutes 58 seconds East 51.37 feet;
2) North 21 degrees 18 minutes 39 seconds West 74.97 feet to land now or formerly of Fitz 165.99
feet;
THENCE South 62 degrees 49 minutes 00 seconds West to the easterly side of Mill Lane, the point
or place of BEGINNING.
FOGETHER with all rigbt, title and interest, if any, of the party of the first part, iu and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in aud to said premises; TO HAVE AND TO HOLD the premises hereiu
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the ])art of the first part covenmrts that the party of the first part bas not done or suffered anything whereby the
said premises have been enculnbered in any way wbatever, except as aforesaid.
AND the party of the first part, in compliance with Sectiou 13 of the Lieu Law. covenants tbat the party of the
first part will receive the consideratiou for this conveyance aud will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying tbe cost of tfie ilnprovement and will apply
the same first to the payment of the cost of the improvemeut before using any part of the total of the same for
any other purpose.
