Box 2003 Bridgehampton, NY 11932 RE: GREGERSEN'S KEEP, LLC - LOT 2 GULL POND ROAD, GREENPORT SCTM# 35-3-12.7 Dear Mr. Anderson: The Board of Town Trustees took the following action during its regular meeting held on Wednesday December 21, 2005 regarding the above matter: WHEREAS, Suffolk Environmental Consulting, Inc. as agent for GREGERSEN'S KEEP, LLC applied to the Southold Town Trustees for a permit under the provisions of Chapter 97 of the Southold Town Code, the Wetland Ordinance of the Town of Southold, application dated September 15, 2005 and WHEREAS, said application was referred to the Southold Town Conservation Advisory Council for their findings and recommendations, and, WHEREAS, a Public Hearing was held by the Town Trustees with respect to said application on December 21,2005 at which time all interested persons were given an opportunity to be heard, and, WHEREAS, the Board members have personally viewed and are familiar with the premises in question and the surrounding area, and, WHEREAS, the Board has considered all the testimony and documentation submitted concerning this application, and, WHEREAS, the structure complies with the standards set forth in Chapter 97 of the Southold Town Code, WHEREAS, the Board has determined that the project as proposed will not affect the health, safety and general welfare of the people of the town, RESOLVED, that the Board of Trustees approve the application of GREGERSEN'S KEEP, LLC- LOT 2 to construct a single-family dwelling, and attached garage, attached terrace of the southeastern corner of subject dwelling, an attached terrace off the northeastern corner of subject dwelling, gazebo, pervious driveway, deposit 1,200 cy. of clean fill from an upland source with the conditions that all runoff be contained in drywells, French drains to be constructed to contain runoff from fill, haybale line be placed during construction, and a 50' non- disturbance, non-turf buffer from the wetland line landward, remove the fence around the property, plant eroded section of bank as per planting plan, and all as depicted on the plans surveyed by John Metzger and last dated November 1, 2005, and planting plan drawn by Creative Environmental Design received December 15, 2005. Permit to construct and complete project will expire two years from the date the permit is signed. Fees must be paid, if applicable, and permit issued within six months of the date of this notification. Inspections are required at a fee of $50.00 per inspection. (See attached schedule.) The Trustees should be aware that ~ese lots do not exist because the Planning Board has not yet approved th~ subdivision__application, which remains pending at this time. In addition, according to our records, the Health Department has not issued an approval for the proposed subdivision. It is our understanding that the Trustees normally do not issue permits on lots before the Planning Board has approved the subdivision. In addition, it appears that the development proposals currently before the Trustees are different than what is shown on the proposed subdivision map.
