.WlTNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
· cOnsideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL TItAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected,
situate, lying and being at Southold, Town of Southold, County of Suffolk, and State of New
York, bounded and described as follows:-
BEGINNING at a point on the south side of Main Road (NYS Route 25), formerly known as
Old Kings Highway distant 353.54 feet as measured westerly along the south side of Main
Road from the coruer formed by the intersection of the west side of Corwin Lane and the south
side of Main Road;
THENCE along lands now or formerly of Zeneski, South 45 degrees 12 minutes 10 seconds .
East, 343.00 feet to lands now or formerly of L.I. Chapter, New York State Arch'l Ass'n;
THENCE along lands last above mentioned, South 10 degrees 48 minutes 00 seconds West,
101.08 feet to a monument and lands now or formerly of Milford;
THENCE along lands last above mentioned, North 89 degrees 37 minutes 50 seconds West,
204.25 feet to lands now or formerly of S. Zazecki;
THENCE along lands last above mentioned North 18 degrees 27 minutes 40 seconds West,
299.48 feet to the south side of Main Road;
THENCE along the south side of Main Road, North 53 degrees 04 minutes 40 seconds East,
93.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE th'e same premises conveyed to the party of the first part by
deed dated October 26, 1989, and recorded in the Suffolk County Clerk's Office on November
2, 1989, in Liber 10960 page 140.
TOGETHER with ail right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof, TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement
.'before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
