06 minutes 10 seconds East 146 feet to land now or formerly of Gates;
THENCE al6ng said land now or formerly of Gates the following two (2)
courses and distances:
1) South 69 degrees 34 minutes West 48.32 feet;
2). South 22 degrees 34 minutes 30 seconds East 16.81 feet to the ordinary
high water mark of Town Creek;
THENCE along said ordinary high water mark of Town Creek as its meanders on
a tie line course of South 24 degrees 23 minutes 40 seconds West a distance of 212.38
feet to land now or formerly Doebler;
THENCE along said last mentioned land North 63 degrees 13 minutes 30 seconds
West 215 feet to a concrete monument and land now or formerly of Joost;

East 240.13 feet to a concrete monument and land now or formerly of Edson;

AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
