RUNNING THENCE along land formerly elL. Barren Hill (now of Babcock and Rimmler), South
79 degrees 09 minutes 50 seconds west, a distance of 139.76 feet;
THENCE. along land of Smith, two courses, as follows:
1. North 27 degrees 19 minutes 30 seconds west, a distance of 95.00 feet;
2. North 73 degrees 12 minutes 30 seconds east, a distance of 135.0 feet to said westerly
line of Mechanic Street South;
THENCE along said westerly line, south 28 degrees 00 minutes 00 seconds east, a distance of 1 1 0
feet to the point of BEGINNING.
BEING AND INTENDED TO BE the same premises as conveyed to the party of the first part by
deed dated January 8, 1998, and recorded in the office of the Suffolk County Clerk on January 16,
1998 at Liber 11873 at page 586.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the part of the first part covenants that the party of the first part has not done or suffered anything whereby the
said'premises have been eacumbered in any way whatever, except as aforesaid.
AND the~ party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the sti~ne first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
