WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heIrS
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New
York, known and designated as the northerly portion of Lot #2 on a ma
entitled "Minor Subdivision prepared for RHR Realty Co. at Southold,
Town of Southold, Suffolk County, New York", more particularly bounde
and described as follows:
BEGINNING at a point formed by the intersection of the southeasterly
line of Chestnut Road with the northeasterly line of the land now or
formerly of James R. Wheeler; and
RUNNING THENCE from said point of beginning, North 520 00' 40" East
along the southerly line of Chestnut Road, a distance of 99.26 feet;
THENCE South 410 30' 25" East, along the land now or formerly of
Jerome W. Conway and along Lot 3 as shown on the aforesaid map,
417.58 feet;
THENCE South 470 41' 10" West along a lot set forth as Parcel to be
conveyed to the Village of Greenport as shown on aforesaid map, a
distance of 285.55 feet;
THENCE North 420 18' 50" West along the lands now or formerly of
James R. Wheeler, of now or formerly of William H. Price, Jr., and of
now or formerly of Charlotte A. Price, a distance of 320.62 feet;
THENCE Northeasterly and northwesterly along the land now or formerly
of James R. Wheeler the following courses and distances:
1) North 47041' 10" East, 190.93 feet;
2) North 410 28' 40" West, 104.51 feet to the point or place of
BEGINNING.
BEING a portion of the premises acquired by the party of the first
part by deed dated 12/18/86, recorded 1/30/87 in Liber 10234 Cp 505.
SAID PREMISES being known as 640 CHESTNUT ROAD SOUTHOLD NY 11971
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streots and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and ~ights of the party of the first part in and to said premises: TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the fJ'lrty of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
