WITNESSETH, that the party of the first part, in consideration of ten ($10.00) and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Southold, Town of Southold, County of Suffolk, and State of New York, being more
particularly bounded and described on Schedule "A" annexed hereto and made a part hereof.
TOGETHER with all dght, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and dghts of the party of the flint part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
a~ a trust fund to be app!ied~j~irsf'for the purpose of paying the cost of the improvement and will apply the
same-first to the payment of the cost of the improvement before using any part of the total of the same for

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Southold, Town of Southold, County of Suffolk and State of
New York, shown and designated on a certain map entitled "Map showing alteration and addition
to Founders Estates at Southold, Suffolk County, New York and filed in the Office of the Clerk
of Suffolk County, New York on March 25, 1985 as map 1178 as plot "A" said plot being
bounded and described as follows:
BEGINNING at the comer formed by the intersection of the westerly side of Town Harbor Lane
and the southerly side of L'Hommedieu Lane;
RUNNING THENCE from said point along the westerly side of Town Harbor Lane South 31
· degrees 31 minutes 10 seconds East 88.68 feet to the division line between lots a & b;
RUNNING THENCE along said line South 58 degrees 28 minutes 50 seconds West 174.56 feet;
RUNNING THENCE North 25 degrees 55 minutes 00 seconds West 114.04 feet to the southerly
side of L'Hommedieu Lane;
RUNNING THENCE along the southerly side of L'Hommedieu Lane North 67 degrees 06
minutes 50 seconds East 165.29 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated August 10, 1987 and recorded at the Suffolk County Clerk's office on August 13,
1987 in Liber 10395 of conveyances at Page 477.
