The Harming Board has determined the site plan requirements have been satisfied in accordance with above referenced site plan and include the following items: · The Planning Board aclmoMedges and accepts the change from the August 8, 2005 approved site plan to the layout of the handicap space. · All handicap parking stalls, access aisles and signage must comply with New York State Code and ADA requirements and the applicant agrees to install all striping, symbol labels and required signage within 60 days from the date of this letter. · The applicant agrees to complete all the final grade work and install grass seed by the end of June 2007. · As per the landscape survivabil/ty guarantee, the applicant agrees to replace any of the landscaping which fails to survive within three (3) years of planting. · Ali outdoor lighting shall be shielded so that the light source is not visible from adjacent properties and roadways. All of the proposed new construction appears to meet the Town Code in a satisfactory manner. However, there is one item that the County Health Department may have an issue with. The proposed drywell is adequately sized to handle all runoff generated by the pavilion in a two inch rainfall event. This drywell is located on the westerly side of the proposed pavilion and has been indicated with drainage piping that traverses a relocated septic line. Generally, this crossing would not be an considered acceptable practice. However, site restrictions and existing conditions have dictated the location of the new drywell as the only alternative. A sleeve enclosure has been proposed for the drainage pipe where it would cross this relocated septic line. The Suffolk County Health Department should be issuing a permit for the increased capacity and modifications to the existing septic system. The Health Department should be responsible for deciding whether or notthis proposed sleeved drainage pipe crossing is an acceptable alternative. There is insufficient room on the plane for Bruno to go along, so your presence at the site would be helpful in the event questions arise. The most important thing to get out of this meeting is whether the PB can proceed with the site plan application as it has been presented to us OR does the applicant have to correct zoning violations, as determined by the Building Department. Bruno has noted that no building permits were issued for the tennis court, and no one can tell from the plans if the courts, as built, are in compliance with other aspects of the Zoning Code.
