Gentlemen:
The site plan for certification has been referred to me
for review.
I am returning the three (3) copies since the survey does
not truly reflect the actual site conditions. An addition of
approximately 30 x 60 was added to the south end of the large
metal bullding on the west side of lot. In addition, metal
racks for boat storage were erected at the south west corner
of property. These structures are not shown.
I visited the site today and spoke to Mr. Lieblein; he
stated that a new survey is being made and will submit new
copies when they have been prepared.

The subject premises is located in the 'C' Light Indus-
trial District. The present use of boat storage is a permitted
use needing a Special Exception from the Zoning Board of Appeals
as stated in Art. VIII, Sec. 100-80 B (15).
The proposed metal building, for additional boat storage
facilities, is a principal building and is subject to setback
requirements for principal building in this district. The
existing metal buildings located on the northerly end of this
site have established a non-conforming set back from westerly
side yard boundary line of 10'-0", therefore, although a 30'-0"
setback is required, the proposed 10'-0" set back would be
permitted.

Dear Henry,
Our thanks to the planning board for considering the pro-
posed addition to our storage facility. As developements such
as the Brecknock Hall proposal come into being and subdivisions
grow, ~he newcomers to the town will want to participate in
boating. Commercial marinas are the logical route available
to satisfy tb~t desire. As we stated at the meeting on Monday,
it is our intention at Port of Egypt to try to grow in a con-
trolled fashion within the physical limits of our facility to
meet this growing need for boating in Southold Town.
We have engaged the consulting firm, Peconic Associates,
to assist us~in planning the long range developement of our
facility, and subsequent to our meeting last Monday, I learned
that they have had a preliminary meetingwith you, so you were
aware of this fact prior to my mentioning it.
We are requesting the permit for additional inside storage
room prior to receiving input from Peconic Associates because
the need for winter storage is so great and there is no'other
logical use for that portion of the property.
We are well aware of the fact that parking considerations
must be carefully studied for our own as well as our customers
well being. There are several factors affecting the parking
necessary for our marina customers which we did not present at
the meeting or in our last letter, and we'd like to present
them in this letter as well as review them with the building
department.
Of all the berths in the water, ten are never rented out,
as they are for the boats in High&Dry to use when they leave
or return to port. In addition tkree other slips are left empty
to be used for service work.
Of the available slots in our main buildihg and the new
storage building, we h~ve already given up nine slots in order
to make room available under cover, for our mechanics to rig
or perform service work on boats and motors. Based on industry
wide reccomendations that there be two service bays per boat
and the growing size of our service department, we are planning

to give up an additional 8 slots in the main building and six
of the bottom bays in the new building to meet this growing need.
The completion of the new racks will eliminate any need
for o~r present temporary racks which will result in more space
being available for parking on the east side of o~r patio.
Because we have never had a parking problem here at the
Port of Egypt, we have not had to use any ~eal inovative methods
of handling parking problems. Should it ever become a problem
the simplist way to reduce parking needs is to ha~e those people
whose boat is on a bottom rack park theTr car in the bottom slot
where the boat is kept while they go fishing-- this essentially
reduces the inside storage parking needs by 40. I've heard that
some Florida marinas actually pick up the car with a f~klift
and put it in the boats slot while the owner is our in his boat-
but I doubt if we'd ever have to de that.
Should any member of the board wish to meet with us here
at the property we'd be happy to review our plans with them.
We look f~rward to meeting WTth the building department's repre-
sentative. We will be at the Chicago Boat Show this week from
Sept. 29-0ct 1 and on vacation from October 10 thru 15th.
In closing we'd lyke to make some comments with regard to
this request. Should~eceive approval, we'd like to get the
footings and floors in by mid to late November to avoid the
cold weather. We'd probably do the actual erection after the
fist of the year when we have completed the fall haulouts and
winterizations. We would then~nove the boats stored in the
center isle of the main building into the newly constructed
building--giving us access to those boats needing repairs over
the winter.
Within the limits of your workload as a board and the time
you can allot us-- we'd appreciate any action youcan take to
help us achieve this timetable.

Last year we received authorization from your Board to erect
a 120' boat storage buildin& For economic reasons we only acplied
for and received a permit to erect only 60 feet. The building
has worked out well and our storage business has increased
sufficiently to justify our ~dding an additional 8 bays or 80 feet.
From a planning point of view, I believe an on side inspection
will show that our parking will not be affected.
First of all, the area where we plan to erect the racks has never
been used for parking - we presently have portable racks in
this area.
Secondly, our experience over the past year, with Armando's Barge
in operation, has shown us that in actual fact we have more t~n
enough parking on site even on our busiest weekends~ This is
the result of several factors. One is the fact that in a Marina
such as ours, average ,~sage is at most 10% of total boats, and
maximum might be 25%. Secondly, most boat owners go out early in
the morning and leave for home by early afternoon. Armando's
biggest crowds are always in the early and late evening so there
is minimal conflict.
Finally - the need for oarking for the Fishing Station has been
reduced because the'rental fleet has been reduced from 120 to 90
boats. Also we noW keep a third of the fleet at Orient which
reduces our oarking needs for the rental boats from 120 (maximum)
to 60 (maximum).

be happy to join you in an on site inspection.

Dear Henry,
Please find attached a plot plan showing the proposed location
for a boat storage shad as discussed in our phone conversation
of last week.
The shed is 120'6" long and 25~ deep. The eve height is 26' and
the peak height is 28'6". Please note that I have used the plot
plan presented with our last building request, showing parking
spaces. As proposed, the new ahed will eliminate about 7 spaces,
however, I have plotted in sufficient additional spaces to replace
the spaces eliminated.
The shed we plan to erect is an existing shed located in Montauk.
It has been there s~.nce 1971. Copies of photos ara enclosed.

This will confirm our discussion of January 2, 1980 with
reference to parking at the Port of Egypt.
We had roached a conservative estimate of the number of
spaces needed as follows:

The above estimate of spaces needed is conservative for
the following reasons:
The spaces alloted for the Fishing Station building(25)
and rbntals(60) are a duplication.
2. The entire Fishing Station building is not sales space(only
about 1,000 square feet is sales space).
The 7,000 square feet of showroom for which 70 spaces are
allotted is unrealistic-the most cars we ever have looking
at boats is 5-10.(I wish it were more)
Most of the care owned by rental customers are off the lot
by 2-3 PM before the restaurant crowd arrives.

A copy of the Port of Egypt plot plan is attached. On
it Mr. Van Tuyl has laid out about 254 spaces. I have sketched
in an additional 20 spaces which brings us up to the conserva-
tive estimate that we made.
Calculating a different way, as you suggested, using
300 square feet per space we wauld need 80,700 square feet.
The total area of all buildings on our property is about 40,000
square feet. Total area of the property is 175,000 square
feet. Deducting the building area of 40,000 square fast leaves
135,000 square facet, far in excess of the 80,700 based on 269
