Dear Mr. Peix:
The Southold Town Board of Trustees reviewed the survey prepared by Young & Young
last dated May 6, 2004 and determined the proposed addition to the existing single-
family dwelling to be out of the Wetland jurisdiction under Chapter 97 of the Town
Wetland Code and Chapter 37 of the Town Code.
Therefore, in accordance with the current Tidal Wetlands Code (Chapter 97) and the
Coastal Erosion Hazard Area (Chapter 37) no permit is required. Please be advised,
however, that no construction, sedimentation, or disturbance of any kind may take place
seaward of the tidal wetlands jurisdictional boundary or seaward of the coastal erosion
hazard area as indicated above, without a permit. It is your responsibility to ensure that
all necessary precautions are taken to prevent any sedimentation or other alteration or
disturbance to the ground surface or vegetation within Tidal Wetlands jurisdiction and
Coastal Erosion Hazard Area, which may result from your project. Such precautions
may include maintaining adequate work area between the tidal wetland jurisdictional
boundary and the coastal erosion hazard area and your project or erecting a temporary
fence, barrier, or hay bale berm.
However, any activity within 100' of a Wetland line or seaward of the Coastal Erosion
Hazard Area would require permits from this office.
This determination is not a determination from any other agency.

Enclosed is a copy of a survey by Young and Young of the Dessimoz/Racz
Residence per your request. This survey shows the existing condition of the site
and structure, along with the proposed footprint of the Main House. Also shown on
this survey is the Coastal Erosion Line. Both the 2 story frame house (Main
House) and the 1 story frame cottage have Certificates of Occupancy and sit to the
landward side of the Coastal Erosion Line,

Dear Trustees:
As the Architect for the above referenced property, I have been retained by the
owners (Ms. Gall Dessimoz and Mr. Michael Racz) to design an addition to the existing
2 story frame house. I have been told by the Southold Building Department in the Town
Hall that before I am permitted to apply for a Permit, your group must evaluate the
planned work to confirm that the new construction does not encroach beyond the
Coastal Erosion Line.
Both the 2 story frame house (Main House) and the 1 story frame cottage have
Certificates of Occupancy and sit to the landward side of the Coastal Erosion Line.
Enclosed is a (blue line) stamped and signed survey by Young and Young
showing all of the existing structures. On a computer copy of this survey, I have added
the existing and proposed footprint of the Main House. We intend to build no closer
toward the Sound than the present Main House sits now.
Please confirm your receipt of this package of information and let me know
immediately if you need any additional information. I understand that as you approve
the planned work, you sent a letter so stating to the Building Department; could I ask
that you cc me? Thank you for your attention to this matter.
