Dear Ms. Nevard:
The Southold Town Board of Trustees reviewed the survey prepared by Howard W.
Young last dated May 6, 2004 and site plan prepared by Peix & Marchetti Architects
dated March 1, 2005 and determined the proposed additions/renovations to the existing
dwelling to be out of the Wetland jurisdiction under Chapter 97 of the Town Wetland
Code and Chapter 37 of the Town Code.
Therefore, in accordance with the current Tidal Wetlands Code (Chapter 97) and the
Coastal Erosion Hazard Area (Chapter 37) no permit is required. Please be advised,
however, that no construction, sedimentation, or disturbance of any kind may take place
seaward of the tidal wetlands jurisdictional boundary or seaward of the coastal erosion
hazard area as indicated above, without a permit. It is your responsibility to ensure that
all necessary precautions are taken to prevent any sedimentation or other alteration or
disturbance to the ground surface or vegetation within Tidal Wetlands jurisdiction and
Coastal Erosion Hazard Area, which may result from your project. Such precautions
may include maintaining adequate work area between the tidal wetland jurisdictional
boundary and the coastal erosion hazard area and your project or erecting a temporary
fence, barrier, or hay bale berm.
However, any activity within 100' of a Wetland line or seaward of the Coastal Erosion
Hazard Area would require permits from this office.

Dear Trustees:
After a year of design collaboration with our client, we are now ready to
proceed fur[her with this project, and submit our drawings to the Town of Trustees.
I was sent a Building Permit Application from you last May. If there is an updated
application, please let me know, otherwise, we will apply for a permit with the
application that we have.
We are proposing an addition to an existing two-story house located in Suffolk
County, NY. We have revised the building footprint, which ','/ill include the
following:
The plan is to retain all of the Bedrooms and Bathrooms, tear down the
existing Living Room and Kitchen, and rebuilding a larger Living Area and
Kitchen space.
The existing house has a total footprint of 1,838 square feet. We would like
enlarge the Living Room and Kitchen Wing by approximately 1250 square
feet.
Enclosed are the following documents:
· Two (2) original surveys by Young and Young of the r)essimoz/Racz
Residence, stamped and signed. This survey shows the existing condition
of the site and structure, and the Coastal Erosion Line. Both the 2 story

frame house (Main House) and the 1 story frame cottage have Certificates
of Occupancy and sit to the landward side of the Coastal Erosion Line.
· Two (2) copies of the survey marking (in yellow) 100' from the high tide linc.,
also showing the footprint of the proposed house.
· Two (2) copies of sheets S-1 and S-2, showing tl~e outline of the proposed
house on the site, and photos of the existing house.
Please confirm your receipt of this package, and let me know immediately if you
need any additional information, or have any questions. I understand that if this
proposal receives Board approval, we will be receiving a confirmation letter from
you.
