The premises are being sold subject to the following Covenants and Restrictions:
F- 1, No building other than one private dwelling for the use and occupancy of one fam-
ily and one private garage shall be erected on said premises. Any story dwelling
erected thereon_ shall not have less than 1200 square feet of habitable area,: excluding
garages. Any two story dwelling shall have not less than 840 squarefeet on the first
floor with the second story having not-less than 440 square feet. Garages shall be
attached or connected by a breezeway.
t 2. The premises shall not be used for the manufacture or sale or merchandise or

shall be created or allowed on said premises. No use shall be made thereof which

said fences or hedges shall be neatly maintained and kept. In no.event shall a-chain
