A regular meeting ofthe Southold Town Board of Appeals
was held at 7:30 P.M., Thursday, June 24, 1965, at the Town
Office, Main Road, Southold, New York.
There were present: Messrs: Robert'W. Gillispie, Jr., Chairman;
Robert Bergen, Fred Hulse, Jr.

PUBLIC HEARING: Appeal No. 780 - 7:30 P.F~(EoD. S~T.), Upon
application of Service Sign Erectors Co., Inc., a/c Southold
Dodge, Main Roadt Southold, New York, for a special exception
in accordance with the Zoning Ordinance, Article IV, Section 408,
Subsection (a), for permission to erect an on premises ground
sign, Location of property: north side Main Road, $outhold, New
York, bounded north by F.H. Sabre, east by F.H. Sayre, south by
Main Road and west by F.M. Blaschach. ~ee paid $5.00.
The Chairman opened the hearing by reading application for
a special exceptien, legal notice of hearing, affidavit attesting
to its publication in the official newspaper, and notice to the
applicant.

THE CHAIRMAN: Is there anyone present who wishes to speak
in favor of this application?
(Mr. Sayre was present to speak for the application.- ~
It was established that the sign requested is a pole sign and
will be located on the easterly side of the building. Mr. Sayre
already has one pole sign which reads "Gulf", advertising the
sale of gulf gasoline. Mr. Sayre also stated that there will
be a fluorescent light inside of the sign.)
THE CHAIRMAN: Is there anyone present who wishes to be
heard against this application2

After investigation and inspection the Board finds that the
applicant wishes to erect a pole sign. This sign will advertise
the sale of "Dodge" automobiles and also idenify the applicant
as a Dodge Dealer. This sign is part of a nationwide Chrysler
C~mpaign, which requires one brand sign for all dealers. The
Board finds that this sign will be located to the east of the
building. The applicant already has one pole sign, however,
the existing pole sign advertises the sale of Gulf gasoline.
The Board points out that the erection of such a sign aids in
the identification of the premises and is in the interest of
the traveling public.
The Board finds-that the public convenience and welfare
and justice will be served and the legally established or
permitted use ofnneighborho~d property and adjoining use
districts will not be permanently or substantially injured
and the spirit of the Ordinance will be observed.
On motion by Mr. Gillispie, seconded by Mr. Bergen, it was
RESOLVED that~service Sign Erectors Co., Inc.,i s oa/C' $outhold
Dodge, Main Road, Southold, New York, be grante~e~- to
erect an on premises ground sign on propertY located north side
Main Road, Southold, New York, subject to the following
condit ions:
1. That the pole supporting this sign shall be located at
least eight feet (8') north of the present sidewalk.
2. That this sign shall be located at least five feet (5')
from any other property line.

PUBLIC HEARING: Appeal No. 782 - 7:45 P.M.(E.D.$.T.),. Upon
applicationOof~Samuel Glickman, Esq., a/c Dawn Estates,~East
Marion, New York~ for a special exception in accordance with
the'Zoning Ordinance,~Article IV, Section 408~ Subsection (a),
and Article VII~ Section 703A, for permission to erect a directional
sign on the property of Augustus Straussner, located north side
Route 25, Traffic Circle~ Greenport, New ¥ork~ bounded north by
Joseph Brandi~ east by Sound Avenue~ south by Main Road, west
by'Augustus Straussner. Fee paid $5.00.
The Chairman opened the hearing by reading application for
a special exception, legal notice of hearing, affidavit attesting
to its publication in the official n~wspaper, and notice to the
applicant.
THE CHAIRMAN: Is there anyone present who wishes to speak
in favor of this application?
SAMUEL GLICKMAN, ESQ.: This is the only directional sign
that we have on Dawn Estates. We ha~e done extensive advertising
in the New York and Long Island Papers, and we have sent the
people out, through the Village of Greenport, out to the Main
Road. At this point we ask for a directional sign. It is our
only sign, the only sign we intend to put up, and permission
is requested to put this sign up at this location.
THE CHAIRMAN: How many private homes have been erected
here to date?
SAMUEL GLICKMAN, ESQ.= About twenty.
THE CHAIRMAN: This is outside of the Cresent Beach Colony?
SAMEm~. GLICKMAN, ESQ.: Yes.
MR. BERGEN: How far from the edge of the road is this sign?
SAMUEL GLICKNAN,' ESQ.: It's back equal tothe other signs
there. I would say about 5 feet.
THE CHAIRMAN: Is there anyone else present who wishes to
be heard in favor of this application?
(There was no response.)
THE CHAIRMAN: Is th~e anyone present who wishes to speak
against this application?
(There was no response.)

THE CHAIRMAN: I am going to have to speak against this
application. We do not grant signs directing people to real
estate. It might be customary under other ordinances, but
not'here in Southold. The real estate people have more of
a break under our present ordinance as far as signs are
concerned. They are permitted to put up "for sale~ signs
on property~ with their nam~ on it. The sale of acreage is
assisted by the fact that a sign is permitted every 500 feet
of land along the highway. Real Estate Offices in a BusineSs
Zone are permitted all the signs that are permitted in a
business district. As far as I know, this Board has never
granted permission to place a directional sign anywhere to
direct attention to a real estate development. We grant
directional signs that are in the interest of the traveling
public. Such i~.as places of eating, sleeping, amusement-a~eas.
We have turned down such places as drug stores and banks.
If we granted permission to Dawn Estates to erect this
directional sign, we would be granting a privledge to them
that is denied to everyone else. Do you have acreage on the
road?
SAMUE~ GLICKMAN, ESQ.: Yes, sir, we have acreage on the road.
We do not have a real estate office. This is a directional sign
to show where the property is. We are not trying to show where
our office is. I don't believe that a directional sign here
would be detrimental. It is amoung other signs there. I believe
that there are enough real estate signs up in Southold Town that
are six times as big~ advertising the names of real estate
brokers.
THE CHAIRMAN: Many real estate brokers own non-conforming
signs, erected prior to the Zoning 'Ordinance.
SAMUEL GLICKMAN, ESQ.: I think it is for the betterment of
the Town to bring in more housing. This sign complies with the
sign requirements as they now stand. This sign is not detrimental
to the area.
THE CHAIRMAN: How many housing developments would you say
we have in the immediate area, several miles east and west?
SAMUE~LICEMAN, ESQ.: A dozen or so.
THE CHAIRMAN: Do you think it is in the interest of the
Town to have a dozen or so more signs?
SAMUEL GLICKMAN,' ESQ,: It is in the interest of t~e Town
to direct people to the property. Itbrings revenue into the
Town.

M~. BERGEN: You have to look at it from our side. If we
grant this, we will ~ave applications for 10 more signs here.
THE CHAIRMAN: Most real estate develppments are very
successful without having directional signs.

on route 25~to show the people where the property is.
THE CHAIRMAN: Is there anyone else who wishes to say
anything one way or the otherabout this application?
(There was no respomse.)
After investigation and inspection the Board finds that the'
applicant request permission to erect a directional sign on
the property of Augustus Straussner, north side of Route 25,
Greenport. This sign reads "~awn Estates", and has an arrown
pointing easterly. The Board finds that this sign is to direct
people to a real estate development. The Boardpoints out that
they 'have never granted permission to erect a directional sign
which directs people to a real estate development. To grant
the applicant permission to erect this sign, would be granting
a privledge that is denied to all other real estate developments.
The Board finds that the public convenience andwelfare and
justice will not be served and the legally established or permitted
use ofneighborhood property and adjoining use districts will be
permanently or substantially injured and the spirit of the Ordinance
will not be observed.
On motion by Mr. Gillispie, seconded by Mr. Bergen, it ~as

Marion, New York, be denied permission to erect'a directiomal
sign on the property of Augustus Straussner, located north side
Route 25, Traffic Circle, Greenport, New York.

application of Greenport-Southold Chamber of Coim~%erce, Greenport,
New York, fora special exception in accordance with the Zoning
Ordinance, Article IV, Section 408, Subsection (~), for permission
to e~ect a directional sign on the property of Nassau Brick-Company,
located on the ao~th side of the Main Road, Greenport, New York,
bounded north by Main Road, east by Donald Roach, south by ~Long
Is~&nd Railroad, west by Telles-Sill. Fee paid $5.00.
The Chairman opened the hearing by reading application for
special exception, legal notice of hearing, affidavit attesting
to its publication in the official newspaper, and notice to the
applicant.
THE CHAIRMAN: Is there anyone present who wishes to speak
in favor of this applicatinn?
(Ernest Radford appeared for the Chamber of Commerce,
however, he had nothing further to add to th~pplication itself.)
THE CHAIRMAN: Is there anyone present who wishes to speak
against this application?
(There was no response.)
After investigation and inspection the Board finds that
the applicant request permission to erect a directional sign,
directing people to a place to obtain tourist information.
This sign will be an arrow which reads "Tourist Information".
The Board finds that the size of the sign is to be eight feet
~(8') long by approximately eighteen inches (18") high. This
sign will be located on the property of Nassau Briek'Companyt
and said property owner has given written permission for the
erection of a sign on his property. The Board finds that this
sign is in the interest of the traveling public. The Board
also points out that the erection of this sign, directing
people to an information booth, will help to eliminate the
need for~other directional signs along the highway. It is.
the understanding of the Board of Appeals that'this sign will
be displayed only for the summer season months.
The Board finds that the public convenience and welfare
and justice will be served and the legally established or
permitted use of neighborhood property and adjoining use
districts will not be permanently or substantially injured
and the spirit of the Ordinance will be observed.

On motion by Mr. Oillispie, seconded by Mr. Hulse, it was
RESOLVED that the Southol~ Town Board of Appeals grant
permission to the Greenport-Southold.Chamber or-Commerce,
Greenport, New York,. to erect a directional sign on the property
of Nassau Brick-Company, located on the south side of the Main
Road, greenport, New York~ subject to the following conditions:
1. This sign shall be located at least 5 feet from any
property line.
2. This sign shall be located at least 3 feet from
ground level.
3. This sign shall read "Tourist Info~rmation".
4. This sign shall be displayed during the summer season
only; specifically, June 1st through October 1st.

R. Terry, Esq. appeared before the Board to discuss the
directional signs of General Wayne Inn,. Bayview Road, Southold,
New York. Mr. Terry requested a two week period in order to try
to remedy the existing violations of General~Wayne Inn. The
Board .agreed to allow Mr. Terry two weeks for such action~as
necessary.
On motion by Mr. Gillispie, seconded by Mr. Bergen, it was
RESOLVED that the Southold Town Board of Appeals set 7:30
(E~'D.~S~T~), Thursday, July 8,. 1965, at the Town Office, Main Road~
Southold, New York, as time and place of hearing upon application
of PhilipC. Fueller, 180 Willis Avenue, Hawthorne, New York, for
a variance in accordance with the Zoning Ordinance, Article III,
Section 303, and Article X, Section 1000A, for permission to
divide property. Location of property: west side Bray Avenue,
Mattituck~ New York, lot ~54, in the subdivision of G.I. Tuthill,
Section I, Mattituck, New York.

RESOLVED that the Southold Town Board or'Appeals set-7:45
P.'M. ~D. SoT~), Thursday~ July 8, 1965, at the Town Office,
Main Road, Southold, New York, as time and place of hearing
upon application of Ellen DeMaria, Orient, New York, for a
variance in accordance with the Zoning Ordinance, Article III,
Section 304, andArticle III, Section 309, for permission to
place an accessory building in the front yard area. Location
of property: west side private road~ orient, New York, bounded
north by Belfit-MacDougal~ east byRobertson, south by~atrice
Eastman, west by'Dyer-Tuthill.

RESOLVED that the Southold Town Board of Appeals set 8:00 P.M.
(E.D.S.'T.), Thursday~ July 8~ 1965, at the Town Office, Main Road,
Southold, New York, as time and place of hearing,upon application of
North Shore ResortAssociation, Greenport~ New York, for a special
exception in accordance with the Zoning Ordinance, Article III, Section
300z Subsection 18, and Article IV, Section 408, Subdivision (a),
for pezmission to erect a ground sign on the property located east
side of the Main Road, Southold, New York, bounded north byHarry
Case, east by L.'E. Baker, south by-L~E.' Baker, west by Main Ro~d.
Vote of the Board: Ayes:- Mr. Gillispie, Mr. Bergen, Mr. Hulseo
On motion by Mr. Gillispie, seconded by Mr. Hulse, it was
RESOAVED that the minutes of the Southold Town Board of Appeals
dated June 10, 1965, be approved as amended.
Vote of the Board: Ayes:- Mr. Gillispie, Mr. Bergen~ Mr. Hulse.
The next meeting of the Southold Town Board of Appeals will be
