The property is currently improved. The proposed project will alter the existing physical characteristics of the site, because of the ciearing and grading required to conslruct the two building as proposed. However, there will be no adverse impacls as a result of these physical changes to the site. The project as proposed is consistent with the surrounding community, and in all other respects is consistent with the Town of Southold Zoning Regulations. There will be significant community benefit as a result of the proposed project.
