The house consists ora living room, a dining room, an eat-in kitchen, and one bedroom on the main level. The house has a partial basement under the original section, which is the two story section, and air space under the addition which was too shallow for entry. The basement is accessed via a stair from the hall and a bilco door from the side yard. Purpose of the Inspection: Our services were engaged to examine the wood framing of the house and report on its structural stability. Findings: The framing was accessible in the basement area under the original portion of the house. The framing for the addition was partially visible through the opening from the basement into the air space. The hand hewn floor joists and beams of the original house have suffered severe and extensive damage dueto termites and/or rot. Most all of these members have been reinforced with 2 x 6 sister beams. One beam just above the foot of the basement stair has not been reinforced. It is advised that a 4 x 4 treated post be installed, supported on the top of the concrete block nDutch" basement wall. The reinforcements are providing adequate support so that there is no eminent danger of failure. The framing of the addition, where observable, appeared to be in much better condition. There was, however, substantial sloping, crowning, etc. of the floors indicating settling. It was also observed that there were no visible, recent cracks in the wails nor misalignment oftbe doors and windows beyond that which had been compensated for. The house appeared to be currently stable, but clearly damage to the structure had occurred in the past. Because of the dirt floor condition and lack of ventilation for the space under the floor, it is likely that more damage will occur in the future. The kitchen floor is highest at the center and slopes towards the outside walls. Once access has been gained it will then be possible to determine the extent of any damage at these areas and to make repairs as necessary. In conjunction with this work, it is recommended that properly sized beams be installed under all interior walls and supported on "BOCA" approved columns or masonry piers on concrete footings. All joists and beams which are supported only with toe nails should have steel joist hangers installed.
